This beautiful home didn’t last long — in fact, we were under contract within just a few hours of hitting the market. And I could not be happier for my clients.

But here’s the thing: I don’t want to make it sound like this is normal in today’s market or that we just got lucky.

There is a LOT of inventory in Oak Tree right now & there has been for months. Many of the homes we were competing against had pools, outdoor kitchens, & most had golf course views which this home didn’t have.

So before we listed, my clients & I did our homework. We really studied the competition — what was sitting, what was selling, what was going under contract quickly &, most importantly, how those homes were priced.

Then we focused on the things we could control.

We priced the home right from day one. My client put a ton of attention into making sure her home was picture perfect, decluttered & completely show ready. We wanted it to stand out the minute buyers saw it online & the minute they walked through the door.

And it paid off!

This is such a good reminder that even in a market with a lot of competition, preparation & pricing matter. You may not be able to control how many other homes are for sale, whether they have a pool or whether they back to the golf course — but you CAN control how your home shows & how it is positioned against the competition.
