The reality of each of these 👇

1. “I missed my chance. Everyone who got a good deal bought years ago”
Reality: Just because you weren’t ready or able to buy a house during the covid real estate craze, doesn’t mean you missed the mark. The rates were more ideal, but many buyers had to bring more out of pocket, buy way over appraised values, and settle on homes just to ‘win’ in multiple offers. Deals can still be found in today’s market.

2. “It’s going to take forever to save up 20% for a down payment”

Reality: You don’t actually need 20% down to buy a home! You can bring as little as 3.5% down to get into a home.

3. “Renting is just cheaper than buying”

Reality: Renting can definitely be great for a season but that doesn’t mean it’s cheaper. It’s definitely possible to find homes with the same or a lower mortgage payment than what you might be paying in rent.

4. “I’ll just wait for rates to come down”

Reality: No one knows exactly if or when rates would lower. You could realistically be waiting for many years for lower rates, and the home values will continue rising in the mean time. If your goal is homeownership, its better to buy a home you can comfortably afford now and then you can wait on rates to refinance.

Oklahoma City has changed tremendously in the last decade. With so many events, districts, shopping, restaurants and parks, it has big city amenities but with charm, character, and less traffic.

Here are the all the things I take for granted growing up and living in Oklahoma City.

1. Free parking almost everywhere

1. Traffic that’s nothing compared to big cities
2. Affordable cost of living
3. People saying hi to strangers
4. Short drives to lakes or parks
5. A highly underrated food scene
6. Local art + murals all over the city
7. An nba team that unites the entire city
8. The ‘its only 20 minutes away’ thing being true
9. Small-town feel in a city-sized package
10. Being able to find a table without having a reservation

…and I’m not saying this just because I sell real estate. Not everyone should buy a house tomorrow and sometimes renting is the better option for a season.

But many of us in our 20s feel like we we need to be in the perfect spot in our career, with the perfect salary, a 10-year plan, and every financial goal figured out before we make big steps into homeownership.

I work with first-time homeowners often and they almost never have it all figured out. Your first home doesn’t require a perfect life and it’s almost never your forever home. It just needs to make sense for the season you’re in. 🤍
