Share this with someone who's about to get the keys 🔑

Your new house may have been cleaned for the photos. That doesn't mean it was cleaned for you 🤩

Before you unpack a single box, here's what l would clean—or replace:

→ Dishwasher filter. Twist it out from the bottom and rinse it. You may be horrified by what's hiding there.

→ Washing machine. Run a hot cleaning cycle and, on a front loader, pull back that rubber gasket.

→ Dryer vent. Not just the lint screen—the duct behind the dryer and exterior vent too.
Built-up lint can be a fire risk.

→ Refrigerator water filter. Replace it and flush the system before drinking the water.

→ Garbage disposal. Clean it-and don't forget underneath the rubber splash guard. That's often where the smell is hiding.

→ Range hood filter. Years of cooking grease can be sitting right above your stove.

→ Bathroom exhaust fans. Remove the covers and vacuum out the dust.

→ Toilet seats. I'd skip cleaning these and simply replace them.

→ Showerheads. Soak them in white vinegar overnight.

→ Carpets. Professionally clean them before your furniture arrives.

And one that isn't about cleaning:

Rekey every exterior lock.

You simply don't know how many copies of those keys exist-from previous owners to contractors, cleaners, neighbors or dog walkers.

It's one Saturday of work, but there's something really satisfying about knowing that when the boxes come in, the house finally feels like yours.

Before you spend thousands updating things buyers may not even care about, call me your Realtor.

I’ve seen sellers spend money in all the wrong places when a few strategic changes could have made a much bigger impact.

Here’s where I’d focus first:

WEEK 1 — CLEAN + FIX 🧹
Deep clean EVERYTHING. Windows, grout, baseboards, cabinets, appliances—the details buyers notice.
Declutter aggressively. Remove 30–50% of what’s visible so rooms, closets and countertops feel bigger.
Then fix the little things you’ve learned to live with: dripping faucets, loose handles, chipped paint, squeaky doors, nail holes and unfinished repairs.

WEEK 2 — HIGH-IMPACT QUICK WINS ✨
Fresh neutral paint where needed. Replace obviously dated light fixtures. Update inexpensive hardware when it makes sense.
The goal isn’t to make your home look brand new. It’s to make it feel clean, bright, cared for and move-in ready.

WEEK 3 — CURB APPEAL 🌿
Power wash. Trim landscaping. Add fresh mulch. Clean the porch. Touch up exterior paint. Make that front door look GOOD.

You could sell your longtime home for a huge profit—and accidentally create a tax and Medicare surprise.

🏡 You’ve lived in your home for 20, 30, maybe even 40 years.

The mortgage may be paid off. The kids are grown. And you’re sitting on equity you never imagined when you bought it.

So downsizing sounds simple:

Sell the big house. Take the equity. Buy something smaller. Enjoy retirement.

Except… there are a few things your Realtor may not have told you.

And I will.

If your home has appreciated significantly, selling it can have financial implications that go far beyond your closing statement.

💰 First: Your equity and your taxable gain are NOT the same thing.

Your gain generally starts with your selling price compared with your adjusted cost basis—which can include what you originally paid plus certain qualifying improvements and adjustments. Selling expenses may matter too.

🏠 Second: That entire gain isn't necessarily tax-free.
If the home qualifies as your primary residence under IRS rules, you may be able to exclude up to $250,000 of gain if you're single—or up to $500,000 for many married couples filing jointly.

But what happens when you've owned that house for decades and your gain exceeds the exclusion?

The excess may be taxable.

And here's the part I REALLY want my retirement-age sellers to know:

👀 A large taxable gain could potentially affect more than your tax bill.

For people on Medicare, higher income can potentially trigger income-related adjustments to Medicare Part B and Part D premiums. Medicare generally uses tax-return income from two years prior when determining those adjustments.

So the year you sell—and how the sale fits into your overall financial picture—can matter.

That's why downsizing at retirement age shouldn't begin with:
“What can I sell my house for?”

It should begin with:
“What do I actually walk away with, and how does this sale affect the rest of my financial life?”

Before listing a longtime home, I want my sellers thinking about their adjusted cost basis, documented improvements, estimated capital gain, available home-sale exclusion, potential Medicare implications, and timing.

I'm a Realtor—not your CPA, financial advisor, or Medicare professional.

But I know enough to know when those professionals need to be part of the conversation BEFORE we put the sign in the yard.

Because my job isn't simply to sell your house.

It's to help you make a smart move into your next chapter. ❤️
