December market report is officially brewed ☕📊

Here’s the short version without the fluff:
• Homes are taking longer to sell
• Inventory is up
• Negotiation is very much back
• Pricing wrong = sitting… and cutting

Sellers 👉 This is not the “throw a number at the wall” era. Nearly half of homes needed price cuts and over half used concessions to get to closing. Strategy matters more than vibes.

Buyers 👉 You’ve got leverage you haven’t seen in a while. More options, motivated sellers, and real room to negotiate rate buydowns or closing costs. Take your time. Ask boldly.

The takeaway?
