Closing day is always an exciting day for my clients and it is always a blessing to be part of their journey. I have been working with Jordan and Allison for 18 months trying to find them the perfect home. They told me upfront that they were picky, but I told them I was ready for the challenge. I got to help these awesome people purchase/sell a home in Edmond and we closed last Friday. Pete and Penny Mahan (left photo) approached me about 6 weeks ago to enlist my help purchasing a property from Lorrie Renfro who is helping her mom, Delores, sell her home. I go to church with all of them. We did an off-market deal and I helped both parties through the mortgage and title process. We also found out that the roof had hail damage so we contacted the insurance carrier and they processed the claim and approved a brand new roof. I love helping people with their Real Estate needs and it is always FUN and it NEVER feels like work.

Working in Real Estate, you experience a wide range of emotions. Yesterday, my clients signed on the dotted line to sell their home and move from Yukon to Ohio. They did a remote signing so we didn't have a formal closing at the title office. I stopped by their house on Wednesday to say goodbye and it wasn't easy. I helped them buy this house two years ago when they moved to Yukon from California. We put it on the market a month ago and was under contract in 5 days at full list price which brought about a lot of excitement and joy for me and my clients, but saying goodbye to great clients is never easy!

I think Winston Churchill once said, "Never give up, never, never, never." After looking at many houses over the last 18 months with my clients, we finally found their forever home last Friday. They couldn't be more excited and I am very happy for them! We saw houses in that 18 months that checked a lot of boxes, but they knew what they wanted and I commend them for not settling. Homes sales in February came in better than expected. Although this article is about the national trend, we are seeing the same trend here in Oklahoma City. Interest rates are starting to decline and inventory is getting closer to a balanced market. We are moving into the Selling Season so if you are considering buying or selling, now is a great time! I get a lot of questions about mortgage rates, especially if they are going to drop to pre-Covid levels. The short answer is no because we are in a higher inflation environment. No one can predict what rates are going to do, but everyone in the Real Estate industry agrees that higher rates are the new normal. That is not all bad news because home prices continue to appreciate. Please don't make the mistake of waiting around for rates to drop because you will be waiting around for a long time! I always say "date the rate" and "marry the house." In other words, when you buy a house, you will reap the benefit of home appreciation and if mortgage rates fall, you can always refinance to a lower rate. Renting is ok for short periods, but it shouldn't be a long term plan.

30-year mortgage rates fell for a third day, dropping the average to its lowest level of 2025. Rates moved lower for many other loan types as well.

Staying on top of all of the cleaning a home requires can be overwhelming at times.  The big question is where to start....

Staying on top of all of the cleaning a home requires can be overwhelming at times. The big question is where to start. Here is a real handy list that breaks it down on a daily, weekly, monthly and seasonally basis. I like this list because it breaks it down into simple steps that are easy to manage. Clean and well maintained homes always sell faster and for more money!

January was a great month for Real Estate in Oklahoma City! December was very strong and the trend continued in January. Oklahoma City sales were up double digits in December and January. Although inventory is increasing, it is still lower than historical levels. We are close to a balanced market which is good for both buyers and sellers.
We are moving into Spring which is the selling season for Real Estate. If you are buying or selling a home, now is a great time. Please reach out to me if you are curious what the value of your home is in the current market.

When I first got into Real Estate, a seasoned agent said "you are not in the home business, you are in the people business." And he was right! Being a Real Estate agent, I get to work with awesome people like the Breningers. I started working with them last August when they purchased a new construction home and about 4 weeks later, I listed their home they were living in and we closed on their home yesterday. If you look up Patience and Generosity in the dictionary, you are going to find a picture of Tom and Pat. It was truly a blessing to work with them and I wish them all the best in their new home.
