You can clean, declutter and style your home to perfection, but if the listing photos don’t show it off, buyers may never make it through the front door.

And the not-so-fun part? Most sellers won’t even see the photos until the listing agreement is signed and the listing is live. By then, buyers have already written off the home with a big, fat NO!

Absolutely not on my watch.

Professional photography is included with every listing I represent at no additional cost to my sellers. Because your home’s photos are its first showing…and we are not wasting that impression.

You deserve more than crappy photos, a yard sign and a prayer. It’s strategic marketing, thoughtful presentation and making sure your home is the star and not some blurry afterthought.

Your home doesn’t have to be the cheapest, but buyers need a clear reason to choose it. Be proactive on repairs and take care of them before listing. That purple wall? Paint it a neutral color before you hit the market. Cute staging goes a long way too! Be open to leaving your big beautiful refrigerator or paying some buyer closing costs.

I went to the best CE class yesterday! We talked a lot about expectations vs. reality and let me tell you that my expectation and reality for this class were very far apart…in a good way! It was about negotiating, but it sure didn’t feel like it. The instructor cried, classmates cried. I may have been a little teary a time or two. Basically, it boiled down to taking care of people, treating others with love, positive reinforcement and going above expectations and when you do these things, you’re going to get a yes more than a no. You get what you give, reap what you sow.

He said “The best negotiators are diplomats.” and according to Sir David Frost, “Diplomacy is the art of letting someone else have your way."

When the seller takes care of potential issues before listing, like installing a brand new roof, it makes the inspection so much easier! I’m excited for my buyer to move forward with beautiful 2 acre property in Choctaw!
