If you’ve been sitting on the sidelines waiting for the housing market to change… it has been changing. 👀🏡

Homes around the OKC area are sitting longer, inventory is up from last year, and we’re seeing more price reductions. Buyers have more choices and more room to negotiate than they’ve had in a while.

Interest rates are still a factor, but I’m also seeing more opportunities to negotiate on price, closing costs, or other terms depending on the home and offer. That can make a big difference in what you need upfront.

But what matters most to me is making sure your monthly payment is comfortable for YOU.

I actually just had a buyer consultation with someone who wasn’t sure what buying would look like for her right now. We connected her with a lender and found out she can qualify to purchase! 🙌

We also found a few things she can work on over the next 30–60 days to put herself in an even stronger position before we start seriously shopping.

Now instead of wondering if she can buy, she has a plan and a timeline.

That’s why I always say you don’t have to be ready to tour houses to start the conversation.

Maybe buying makes sense now. Maybe it makes sense a few months from now. Let’s figure that out instead of guessing. ❤️

If you’re planning to buy a home in the next 6 months, your first step probably shouldn’t be scrolling Zillow every night.

I know… looking at houses is the fun part.

But before we start saving 47 houses and falling in love with kitchens 😂, there are a few things I’d rather help you figure out first.

1. What monthly payment actually feels comfortable?
Not just what you can get approved for. Once we factor in the mortgage, taxes, insurance and other housing costs, what payment works for your budget?

2. What does your financing look like?
Talking with a lender early gives us a much better idea of your options, what you may need upfront, and the price range that makes sense.

3. What do you actually want in a home?
Location, commute, land, space, shop, newer home, bigger yard… figuring out your priorities makes the search SO much easier.

Then we can start looking at houses with an actual game plan instead of guessing.

If buying is on your radar in the next few months, you don’t have to be ready to tour homes to start putting the pieces together. I’m always happy to help you figure out where to start. ❤️

I’ve had many people reaching out to me lately about the lease to own program I help people with and thought I’d do a post about it!

It can be a great bridge if you want to buy a home and can’t get qualified right now. It’s does require a down payment but it goes towards your future mortgage when you’re able to qualify.

This program will buy any home that’s for sale in the areas they cover and lease it back to you. To qualify it’s based off income, and having savings available for a down payment. This is not based off credit.

They also report all of your monthly rent payments to the credit bureaus to help build credit while you rent.

The promotion is running through August 23 on qualifying new contracts, homes and buyers. That Flex Cash may also be able to help with eligible closing costs, options or upgrades.

New construction can come with some really good incentives, but there can also be a lot to navigate. I help my buyers figure out which homes qualify, compare the numbers, understand the builder contract and process, navigate inspections and negotiations, and make sure they have someone in their corner throughout the purchase.

Excited to share something new my husband and I have been working on!
