rs and support staff, our team includes a full time accountant and maintenance man to provide almost any service an owners association could need. Our management services for owners associations include, but are not limited to, the following:
• Supervising the operation of and providing timely responses to requests related to the maintenance of common areas and facilities, including 24-hour assistance in the case of emergencies.
• Inspections of all common elements on a regular basis and reporting to the Board of actions taken to maintain the property to the expected standards of the Board.
• Billing and collection of all regular and special assessments, including any delinquencies by any means available in accordance with the Declarations.
• Assisting the Board in preparing an annual line item budget.
• Maintaining complete and accurate records, including correspondence, notices and any other records related to the property and association. These records will be available for inspection at all times for any owner’s review.
• Maintaining financial accounting and records, including maintenance of any and all accounts, and depositing all monies collected and paying all bills, after Board approval, in a timely manner.
• Preparation of monthly financial reports, which include accounts receivable statements, balance sheets, income statements, and monthly reconciliation of all bank statements for the Board’s review.
• Cooperating fully with independent accountants for all audits the Board may wish to conduct.
• Publishing and distributing notices to owners on behalf of the Board.
• Providing preferred pricing and priority scheduling from vendors for common areas for specialty items that require an expert contractor, such as plumbing, HVAC, and electrical. In conjunction with our services, our website has an owner portal for online payments, account information, maintenance requests, document hosting, and other helpful tools. We are currently transitioning our software and will have a mobile app in the next sixty days that will allow owners to do almost everything they can on the website from a mobile device. Our association management fees are straightforward and the fixed monthly price is essentially all-inclusive. The only additional fees would be for special capital or insurance projects the association may want us to oversee. The monthly fee is determined by many factors, but we always strive to offer the best value an association can get for its money and have been successful in doing so. Our goal is to find areas of potential savings to make up for the cost of our fee, as well as to provide a level of service higher than any other management company in the industry.
