Bridge the Gap
Buying and selling at the same time doesn’t always require a contingent offer! For these clients, we took a different route and used a bridge loan. For buyers who qualify, it allows you to tap into the equity in your current home so you can purchase your next one before selling. Once your current home closes, the bridge loan gets paid off.
** We still listed their home right away, and it was under contract in just 4 days. 🤩
The best part wasn’t even getting it sold in 4 days. It was that there was no pressure to make everything line up perfectly. No constant scrambling to keep the house spotless every day, while also juggling work, kids, dogs, and last-minute showings. They got to pack, move, and transition on their timeline instead of living in “showing mode.” The most important thing to them was getting into their desired school system in time for enrollment & their peace of mind during the process was vital.
Their previous home closes tomorrow, and they never had to wonder if they’d lose the home they really wanted while waiting for theirs to sell.
That ended up being especially important because, like many transactions, this one came with a few unexpected hurdles. A city sewer line broke, and what started as a simple duct repair turned into replacing the entire duct system. Had we been relying on a contingent offer, those delays could have put their new home at risk.
