June was another great month for Greenwood Real Estate 🔥
SOLD - $355,000 List price vs $379,900 sold price = 107% of list price received
*** The LOWEST sold price in June was $225,000. It's time to check what your home is worth!
PENDING - 10 homes are currently under contract, the average day on market was 4 days.
ACTIVE - 9 homes are on the contract with an average day on market 12 days (things are slowing down)
With the rate increase, we've seen the market settle a bit. The current days on market for active listings is sitting at 12 days. What does that mean for you? If you're looking to sell, I'd recommend doing so sooner than later. The rates are projected to keep raising throughout the year, so the buyer pool and affordability will keep reducing as those rate increases happen. Time to cash in that equity!
If you tried to be a "buyer" these last couple of years and were burned and exhausted by the experience, now would be a good time to get your feet wet again. Things are definitely settling a bit and the competition has reduced.
