๐Ÿก Johnson County Real Estate Market Update for April 2026

The Spring Market is on fire in Johnson County!

Highlights:
๐Ÿ“ˆ More homes have sold year-to-date vs last year (+12.4%) and they're selling for more (+8%).
โšก Buyers are competing: Homes are averaging just 37 days on market and sellers are receiving essentially full list price (100.9%).
๐Ÿ“ฆ Available homes for sale are down 17.4% from last year. Despite national headlines, this is still a seller's market.

Johnson County is moving faster than the broader Kansas City market. Metro-wide, homes are taking 11.6% longer to sell than last year and the number of April sales were down 3.5%.

Bottom line: If you're thinking of selling in Johnson County, conditions are about as good as it gets. Buyers should act with purpose, because well-priced homes aren't on the market for long.

Homes that are priced right and show well are going under contract in between 5 to 15 days. Add another 30 to 45 days to get through inspections, appraisal, and closing. Start to finish, plan for roughly 5 to 9 weeks once you're on the market.
