In an attempt to address housing affordability, the 21st Century ROAD to Housing Act became law July 11th, 2026.
Large institutional investors owning at least 350 homes will face restrictions on purchasing new single-family homes.
This section is titled, "Homes are for People, Not Corporations". There is an exemption for homes specifically built or purchased for the rental market, but those would eventually have to be sold to individual homeowners after seven years.
Whole-Home Repairs Act
Provides grants to qualifying low- and moderate-income homeowners, including households earning up to 80% of area median income, for repairs related to accessibility, habitability, and energy efficiency.
Qualifying small landlords with affordable rental properties may also receive loans, which may be forgivable, for similar repairs.
Housing Affordability Act
Increases loan limits for FHA multifamily mortgages
Central Bank Digital Currency
Prohibits the Federal Reserve from creating a central bank digital currency through 2030.
More federal pressure and incentives to build housing.
Several provisions reward communities for increasing housing production, streamlining permitting, changing zoning, and adopting pre-reviewed designs for things like duplexes, townhouses and ADUs.
I know digital currency isn't necessarily directly related to homes but I definitely found it interesting and decided to throw it in. What are your thoughts? Are you glad to see corporations having guardrails for purchasing single family homes?
