Maine's luxury real estate market is on fire in 2026 — and the numbers tell the story.

Since January 1st:

🏡 1,289 homes have sold for $1 million or more
💰 $2.18 BILLION in total luxury sales volume
🏠 24 properties have traded above $5 million
📈 6 of the top 24 sales closed ABOVE asking price

The highest sale? A $13.4 million shingle-style estate on nearly 8 acres in Cape Elizabeth.

A Falmouth waterfront sold for $9.65M on day one. A York shingle-style home went $570,000 OVER asking in just 2 days. A Boothbay estate closed $69,000 over ask in 10 days. A Mount Desert cottage sold for $1.077 million over list price.

Even at the $5M+ level, demand is outpacing supply.

York County, Cumberland County, and Mount Desert Island are leading the charge — Mount Desert alone accounts for 26% of all $5M+ sales volume in the state with $43.9 million across six transactions.

The average $1M+ home is selling in just 58 days. At the $5M+ tier, several closed in under two weeks.

Thinking about moving to Maine?

Or maybe just buying a place for the summers. Either way, everybody asks me the same thing first: which town?

I live in Old Orchard Beach and work this whole stretch of coast, so here's the honest rundown on the four towns people compare most.

Old Orchard Beach. The fun one. Pier, arcade, seven miles of sand, and the train from Boston drops you off practically on the beach. Most condos, most vacation rental activity. Bonus nobody tells you: pay property taxes here and you get resident parking permits even if you live in another state.

S**o. Same ocean, way fewer people. Camp Ellis, Bay View, Ferry Beach. More actual houses, quiet streets, and a downtown that's gotten really good. If you want beach mornings without the midway noise, this is your town.

Biddeford. Biggest range anywhere on the coast. Old shingled cottages out at the Pool, beach houses at Fortunes Rocks and Hills Beach, and downtown mill lofts sitting above some of the best restaurants in the state. Heads up if you're searching on your own: Biddeford Pool has its own zip code, 04006. Search 04005 and you'll never see a single Pool listing.

Scarborough. The fancy end. Higgins Beach if you surf, Pine Point if you want the sand, Prouts Neck if you've got Winslow Homer money, and brand new construction at The Downs if you'd rather not fix anything. Ten minutes to Portland and the airport.

One thing I tell every buyer: rental rules are different in every single town, and they change. And even when a town says yes, your condo association can still say no. I check both before you get attached to a place.

3️⃣ $6,900,000 — Kennebunk
4️⃣ $6,745,000 — Freeport
5️⃣ $6,325,000 — York
