Hello! It's the perfect time to achieve your homeownership goals! The Welcome Home Grant is set to launch on 3/3/25, and being under contract is essential to apply. I've provided the guidelines below for your convenience. Please note that participation in this grant is limited to specific lenders. Welcome Home Grant Guidelines for 2025. Buyers can be under contract before March 3rd but we cannot start reserving funds until then. On average, it can take 3 weeks for the grant to be processed once we submit the necessary documents to the Federal Home Loan Bank of Cincinnati to process. Expect 30-45 days for the entire process. These funds will go quickly.
2025 things to consider
Γ Homebuyers may receive Welcome Home grants up to $20,000 The total household income must be at or below 80 percent of Mortgage Revenue Bond (MRB) income limits, and funds are offered on a βfirst-come, first-servedβ basis. Other program requirements are identified below.

Welcome Home funds will be available for reservation beginning at 8:00 AM EST on March 3, 2025, and will remain available until all funds have been reserved. Reservations may not be submitted in advance.
Homebuyers must contribute at least $500 of their own funds toward down payment and closing costs (60 percent of these funds may be received as a gift).
The βretention periodβ for a Welcome Home unit is five (5) years from the date of the loan closing or certification of project completion. (prorated if sold/refinanced within 5 years)
Applicants do not have to be first-time homebuyers (See Definitions). However, all first-time homebuyers must complete a homebuyer counseling program
Any one to four-unit property to be used as the homebuyerβs residence is eligible (Primary Residence)
Welcome Home funds may be used to fund reasonable down payment and closing costs incurred in conjunction with the acquisition of an eligible property by eligible homebuyers
Welcome Home funds may be used in conjunction with other local, state, and federal funding sources and with the FHLBβs Community Investment Cash Advance programs.
Welcome Home is not intended for any purchases requiring any significant repair or rehabilitation.
This can be used with Conventional, FHA, USDA, and our portfolio loan programs
