Ariel Rice and I went to Cov Craft this weekend, a Makers Market- I made the mistake of calling it a craft show/ fair in the video.

I wanted to share all the fun stuff I got!! We had so much fun 💗

There were so many vendors. I failed to grab cards from all the booths I bought items from, but if you or someone you know were there with a booth set up, comment or tag their business page below!!!

A fellow agent surprised me with a closing gift of a tumbler that says, “Undiagnosed, but something ain’t right.” Between the two of us, there was plenty of chaos, forgotten thoughts, random dog photos at odd hours (wrong number texts lol), and lots of laughter throughout this transaction.

But here’s the thing, even though we were technically on opposite sides of the deal, we never treated each other like opponents.

In real estate, the best transactions happen when both agents remember that we’re actually teammates. We may represent different parties, but we share the same goal: getting everyone to the closing table with a solution they’re happy with.

There is almost always a way to meet in the middle, solve problems, and create a win-win outcome. The key is having agents who are willing to communicate, collaborate, and keep the focus on the people they’re serving—not their egos!!

This closing was proof that real estate doesn’t have to be combative to be successful.

And to my fellow chaos coordinator on the other side of this one… thanks for the laughs, the teamwork, and the perfectly accurate tumbler. 🤝🏡

So happy to see this one get to the closing table (6 days early too!)🎉

These buyers of mine knew what they were looking for, were adamant about finding the right house for them & didn’t give up! They were incredibly patient throughout the entire home buying process and so incredibly kind to me the whole time.
I’m excited to see them get moved into this home & build their family here!

I’ve noticed that many buyers still aren’t sure what “buyers representation” actually means!

Theres two:
A property-specific agreement (for a particular home)
An exclusive agreement (covering your home search more broadly)

These agreements define the relationship between you and your agent, establish expectations, disclose compensation amounts and sources of said compensation, the duration of the relationship, exclusivity and termination rights and ensure you have a professional advocating for your best interests throughout the home-buying process.

One of the biggest misconceptions is that these agreements are simply a formality. They’re not. A buyer representation agreement is a legally binding contract that outlines who is representing you and under what terms. While there may be circumstances where an agreement can be modified or terminated, it’s important to understand what you’re signing before you sign it.

⭐️Here’s my biggest piece of advice: If you already know which agent you want to work with, make sure you’re touring homes with THAT agent. Signing paperwork with another agent just to see a house can create confusion about representation and contractual obligations down the road.

The reason these agreements exist is because a good agent provides much more than access to homes. We negotiate on your behalf, explain contracts, coordinate timelines, identify potential issues, connect you with trusted professionals, and help you avoid costly mistakes throughout the process.

Buyer representation is about accountability, protection, and making sure you have someone in your corner from start to finish.
In my own opinion, these representations force agents to tell you their value PRIOR to working with them.

Choose your agent intentionally. Ask questions. Understand the agreement. Then move forward confidently knowing you have an advocate every step of the way.
