A little Title Thursday perspective…

One thing many people don’t see is the amount of shipping and administrative expense that goes into a single real estate closing.

When title sends a Closing Disclosure or settlement statement for commission approval a week or more before closing, we truly appreciate receiving the commission disbursement authorization (DA) as early as possible.

Why?

Because last-minute changes can significantly increase the cost of getting everyone paid.

For example, if a brokerage requests four separate commission checks to four different recipients, each check typically requires its own overnight shipment.

At approximately $10.64 per overnight envelope, that’s over $42 for one brokerage alone. If both sides of the transaction require multiple overnighted commission checks, those costs add up quickly.

And that’s before considering the overnight delivery of:
• Original closing documents
• Loan packages
• Homeowners insurance payments
• HOA dues and capital contributions
• Tax payments
• Utility payoffs
• Other time-sensitive disbursements required after closing

On many lender transactions, title companies absorb several hundred dollars in overnight shipping expenses as part of completing the transaction. Those costs are generally included within the closing fee and, in many cases, cannot simply be passed along separately.

For that reason, if a DA is submitted at the last minute requesting multiple separately overnighted commission checks, we may ask that a prepaid shipping label be provided or offer a wire transfer as an alternative.

It’s never about making the process more difficult—it’s simply about managing costs while continuing to provide efficient service for everyone involved.

A little planning on the front end helps ensure a smoother closing for everyone.

Want to know the best time of the week for closings?

Wednesdays!

Why? Because nobody chooses Wednesday closings so it makes things much faster and smoother with banks, receiving funds, signing docs bc notary schedules aren’t booked.

When you choose a closing date, always aim for middle of the week. Friday and Monday closings are first choice and cause delays due to the weekend. And Monday closings puts strain on your title company as they have to work the file by Friday since offices and banks are closed Saturday and Sunday.
