PCSing comes with approximately 4,782 decisions — and somehow you're supposed to make half of them before you even get here. 😳

Where should we live?
How far is that from Fort Bragg?
Post housing vs off post housing?
Renting vs buying?
Can we start looking at homes before we arrive?
Can someone PLEASE tell me which box the coffee maker is in?! ☕😂

The good news? You don't have to wait until you're in North Carolina to start your home search.

You can start learning the area, researching your commute, figuring out your housing budget, and even touring homes virtually before you arrive. 🏡📱

VA loan = slow closing? NOPE. ❌

“I heard VA loans take forever to close.”

Nope. That’s one of those real estate myths that just refuses to pack its bags and leave. 🧳 💨

A VA loan does have specific requirements, including the VA appraisal process. But that does not mean every VA loan automatically takes longer to close.

A smooth closing has a lot to do with having the right team, getting documents in quickly, responding to lender requests, and dealing with issues early instead of waiting until the last minute.

And this is exactly why working with people who understand VA loans matters.

If you're PCSing to Fort Bragg or buying in Fayetteville, Hope Mills, Raeford, Spring Lake, or the surrounding area, don't let the “VA loans take forever” myth scare you away from using a benefit you've earned.

You're under contract. You've picked the house. You're mentally arranging the furniture...

And suddenly that new car, new credit card, or “12 months no interest!” furniture deal starts looking real cute. 👀

STEP AWAY FROM THE FINANCING. 😂

Until you close, avoid making big financial moves without talking to your lender first.

That includes things like:

🚗 Financing a vehicle
💳 Opening new credit
🛋️ Financing furniture
💰 Making unusual large transactions
👯 Co-signing for someone else

Even a seemingly innocent change can affect your loan approval before closing.

The goal between contract and closing?

Be predictable.
Be responsible.
Be financially BORING. 😴

The new couch will still be there after you get the keys. I promise. 😂🔑🏡

Getting under contract is exciting, but your loan is not done yet.

Until you close, keep your finances nice and boring. 😴...Here's a few tips...

🚫 Don't buy the new car
🚫 Don't finance the furniture
🚫 Don't open new credit
🚫 Don't co-sign for someone
🚫 Don't make big financial moves without talking to your lender

Even something that seems harmless can affect your financing before closing.

Rule of thumb: If money or credit is involved, ask your lender BEFORE you do it. 👀

Moving here can feel like A LOT—especially when you're trying to choose an area before you even know your way around Fayetteville.

A few things I always tell military families:

📍 Don't choose a home based on mileage alone. Drive time can tell a very different story.

🏡 Fayetteville isn't your only option. Depending on your needs, you may also want to look at Hope Mills, Raeford, Spring Lake, and surrounding areas.

💰 If you're using a VA loan, work with people who actually understand VA financing. It can make a BIG difference when it's time to make an offer.

🚗 And before falling in love with a house online...make sure the location works for your gate, your commute, and your everyday life.

You don't have to figure all of this out from another state—or another country. That's where having someone local comes in handy. 😉

One of the biggest VA loan myths I hear is that once you've used your VA loan benefit, that's it.

Nope. 😂

Eligible Veterans can use their VA loan benefit more than once — and depending on your entitlement, you may even be able to purchase another home while you still have a VA loan.

Your VA benefit is an AMAZING tool, but there are still a few expenses to plan for:

💰 Due diligence fee
💵 Earnest money
🔍 Home inspections
🏡 VA appraisal
🔑 Closing costs

And no—the VA appraisal is not your home inspection. 😉 Two different things, friends.

The good news? In our current market, we may even be able to negotiate for the seller to help with some—or all 😉—of your closing costs.

$0 down? Awesome. 🇺🇸
$0 planning? Not so awesome. 😂

Think a VA loan means ZERO money out of pocket? 👀

This is one of the biggest misconceptions I hear from first-time VA buyers. While VA loans offer some incredible benefits—including no down payment—that doesn't mean there won't be expenses during the home-buying process.

Knowing what to expect BEFORE you make an offer can save you a whole lot of stress later. 😉
