Congratulations on getting under contract! 🎉 But before you pop the champagne, there’s still the important due diligence period to navigate. Here’s what happens next:
🔍 Inspections – The buyer will schedule inspections (home, termite, etc.) to ensure the property’s condition meets expectations. 🏠💡
💬 Negotiations – Based on inspection findings, the buyer may request repairs or a credit. If an agreement can’t be reached, they can back out during this time. 🤝
🗓️ Timeframe – The due diligence period typically lasts 14-21 days. This gives the buyer time to secure their loan, conduct inspections, and make decisions. ⏳
⚡ Access for Inspections – As the seller, you’ll need to grant the buyer reasonable access to the property for inspections and ensure that utilities (power, water, gas) are on for the inspectors. 🔌💧
