π Montgomery County Market Snapshot β Week of August 28, 2026
Just signed! Here's what's actually happening in Montgomery County contracts right now, based on a sample of 10 recent closings:
π‘ Contract Price: 40% of buyers landed below list price, 30% at list, and 30% went above β a good reminder that pricing strategy still matters, but there's room to negotiate on plenty of listings.
π° Seller Subsidy: Only 2 of 10 deals included a seller subsidy β most buyers aren't asking for (or aren't getting) closing cost help right now.
π΅ Cash vs. Financing: The vast majority of buyers are financing, with very few all-cash deals in this sample.
π€ Commission Breakdown: 2.5% was by far the most common commission offered to buyer's agents.
π Financing Contingency: Most contracts (8 of 10) still included a financing contingency β buyers aren't waiving this protection very often.

Appraisal Contingency: 90% of contracts kept the appraisal contingency in place.
π Home Inspection: Repairs were requested in the majority of deals, a few were void-only, and a small handful waived inspection entirely.
ποΈ Property Type: Single-family homes dominated this week's contracts, followed by townhomes and a couple of condos.
