Before you start picturing cozy nights by the fireplace, there are a few moves you’ll want to avoid before closing.

Here are 3 things I’d never do as a homebuyer this time of year:

1️⃣ Open new credit lines – Even a quick holiday shopping spree or store card can impact your loan approval. Lenders recheck your credit right before closing.

2️⃣ Change jobs right before closing – Stability matters. Even a better offer can delay or derail your loan if the timing isn’t right.

3️⃣ Don’t skip the final walkthrough – Make sure the home is in the agreed-upon condition and check for last-minute issues, especially roof, AC, and water damage.

December buyers often have more negotiating power because sellers are motivated before year-end. But your timing and financial moves make all the difference.
