Sure, there may be a mahogany conference table, but you won’t find buyer and seller sitting across from each other at it, passing pens back and forth. In Washington, each side signs separately with an independent escrow company, which runs the whole show.

✍️ You’ll sign your paperwork a few days before closing. Consider it the dress rehearsal.


📜 The house is officially yours once the escrow company records your deed with the Thurston County Auditor. That’s when we reach for the bubbly! 🥂

🔑 My buyers walk into closing ready, and here’s their secret: sellers might help with closing costs, but we never count our chickens before they’re hatched. Budget an extra 2–4% of the purchase price for closing costs, and those keys are yours on closing day, no surprises.
