Mortgage Rates and the
Lending Environment …
Mortgage rates are starting off strong this week and we continue
the strength with historically low rates across the board for
conventional, VA and FHA mortgages.
A good indicator of our mortgage rates is the 10-year Treasury
which continues to show strength. Lately, the bond market has
been resilient which usually indicates rates are holding steady.
While we don’t anticipate another significant drop in rates, this
could occur if we see unexpected negative economic numbers, a
significant surge in the pandemic, or the possibility of further
fiscal stimulus.
Lenders have lightened their overlays that were added during the
early months of COVID making it easier and faster to close loans.
While the industry is swamped with purchase and refinance
transactions due to the historically low interest rates, we are still
getting loans closed in 2-4 weeks.
