👀 Something’s happening at Capitol Lake…

The salmon aren’t quite here yet, but the signs of the season are starting to show.

Cormorants are fishing. Jellyfish are moving through the water. Seals are showing up looking for their next meal.

And soon… the salmon will be making their way back through. 🐟

It’s one of those things happening right in the middle of Olympia that’s easy to drive past without realizing what’s going on.

I love highlighting things like this because there’s so much more to where we live than houses and real estate.

Sometimes it’s worth slowing down and seeing what’s happening in our own backyard.

The salmon watch is officially on. 👀

📍 If you haven’t checked out 23 Kitchens in Hawks Prairie yet… put it on the list.

One of the things I love about Lacey is seeing places like this continue to give our community more ways to get out, have fun, and spend time together.

23 Kitchens isn’t just a pickleball facility. You can grab some food, have a drink, catch a game, play pickleball, hang out with friends, or bring the family and make an afternoon out of it.

And with everything happening around Hawks Prairie, it’s another reminder of how much this side of Lacey continues to grow.

I talk about real estate all the time, but real estate is more than the house.

It’s the parks. The restaurants. The local businesses. The things to do. And the community we get to call home.

🏡 Mortgage Rates: A Little Perspective

1975 — 9.05%
1980 — 13.74%
1985 — 12.43%
1990 — 10.13%
2000 — 8.05%
2010 — 4.69%
2020 — 3.11%
2025 — 6.60%
Today — approximately 6.67%

Here’s the lesson: Never judge the market by its highs or its lows.

Buyers who purchased in the 1980s didn’t know rates would eventually fall. Buyers in 2020 didn’t know home prices and rates would rise so quickly. Nobody can consistently predict the perfect time to buy.

Real estate is rarely about perfectly timing the market. It’s about buying the right home, at a payment that works, with a plan that supports the next chapter of life.

Rates can change. Loans can potentially be refinanced. But the purchase price, equity gained and years of ownership cannot be reclaimed by waiting.

You don’t wait to buy real estate.
You buy real estate and wait.

The best time isn’t always when rates are at their lowest. It’s when the numbers, property and long-term plan make sense for me.

SELLERS 🚨 THE FIRST 7–14 DAYS ARE NOT A TEST RUN.

They are the launch.

And in today’s real estate market, that distinction matters.

We’re now seeing over 30% of listings experience a price reduction in parts of our local market.

More inventory means buyers have more choices. Higher interest rates mean every dollar matters more. And buyers are becoming increasingly selective about which homes deserve their attention.

They aren’t settling. Nor should they.

That’s why this is NOT the market to say:

“Let’s start high and see what happens.”

“We can always reduce it later.”

“Let’s just test the market.”

Because while we’re testing the market…

the market is testing us.

The first 7–14 days are when a listing has something it will never have again:

It’s NEW.

It’s hitting buyers’ searches for the first time.

Agents are sending it to their clients.

Buyers who have been waiting for the right home are seeing it immediately.

That’s our moment.

And if we waste that moment with the wrong price or poor presentation, we don’t get to simply hit the reset button two weeks later.

A price reduction doesn’t make the listing new again.

Instead, buyers start asking:

“Why hasn’t it sold?”

And that is where “testing the market” can actually cost a seller more money in the long run.

Instead of negotiating from a position of strength during the initial launch, we may find ourselves chasing the market with price reductions while newer, better-positioned listings compete for the same buyers.

That’s why pricing AND presentation matter more than ever right now.

Professional photos matter.

Video matters.

Condition matters.

Marketing matters.

And the price we choose on Day 1 matters.

The goal isn’t to price a home low.

The goal is to price it RIGHT.

Because the best strategy isn’t:

“Let’s see what happens.”

It’s:

“Let’s make something happen.”

The first 7–14 days aren’t our opportunity to test the market.

🔥 They’re our opportunity to WIN it.
