Got to go browse at the Olympia Master Builders Big Home & Garden Show today. It's always so much fun to see what new ideas/materials are out there, see old friends & meet new vendors. Some great displays.....not to mention lots of freebies & drawings. Fun!!! :)

We were asked a question about whether it is worth paying for a home inspection if you are buying a home that you intend to fully remodel. The answer is DEFINITELY it is worth while - even critical- to have a home inspection before buying. The last thing you need is an expensive "surprise" that blows up the remodel budget, so the cost of an inspection can go a long way to avoiding this kind of surprise.

Wood & concrete tend not to play well together .....looks like a bit of repair/replacement work will be needed.

And let's take a look at three more potential project houses.... First one is priced in the target ballpark - however it doesn't need work and there is no room to add value and resell it for more than the current price. Pass. Next up is a 3 bedroom, 1 bath that does need work but the square footage and neighborhood won't support a high enough resale price to make this one make sense. Another pass. Last up is one I keep watching but ultimately it is likely also a pass - 3 bedroom, 1 bath, decent square footage and even pretty good street appeal. But needs LOTS of work and the immediate surrounding homes are likely going to cap the resale prospects of this one so that there just isn't room to feel confident of not potentially losing money rather than making some after a rehab. Darn it - frustrating that there just aren't many good options out there! Maybe soon!

Ready for the run down on 3 more potential project houses? Next one up is in the size range that could work - but is a short sale. Since those can take an extra long (nothing "short" about short sales) time to get to closing, this one isn't yet at a tempting enough price.... Pass. Next is a bank owned, good sized house in a great location. But (you knew there was gonna be a but, right?) this one is quite old - really, really old & the bank currently won't allow showings or inspections! Definitely a pass on that - my pockets aren't nearly deep enough for a gamble like that! Third option - decent size, but also out of the running - location is really more commercial than residential.... Pass. Sigh....

So I posted about finding 8 listings that at least meet my general "project house" criteria as far as price range & size. Now let's check out a few at a time more closely..... Option 1 - it's 2 bedroom, 1 bath - 3 bedrooms & at least 1.5 baths (or room to create that second bath) is always my preference....but over 1300 square feet & on over an acre. Drawbacks? Biggest negative is location - this one is a ways from town & situated on a busy street. And location is not going to change no matter how nice the remodel. So....nope. How about Option 2? It's a 3 bedroom, 1 bath & IS closer in. But - its value is clearly in the potential for development of the land it includes. That may make it a decent potential investment of a different kind - but not the "project house" I'm looking for. So.....nope. (Two down, tune in tomorrow!)
