Some things I have no control over 👇🏼
1) INTEREST RATES - I can only tell you were they have been & what they are now. I have no control in how they move & honestly I don’t know where they are going in the future.
2) FINANCING - I have no control over what kind of loan you will be approved for, what your interest rate will be & how long it will take you to secure that loan. All I can do is recommend a bomb ass lender & give you an idea of what documentation they will ask for. The only numbers I deal with are the ones that keep you under budget 😉🤩
3) MARKET VALUE - Sellers, we have to price & list your house according to its conditions as it compares to others in the area. We can’t just pick a random number & slap it on there. When all is said & done I don’t pick the market value, the market does.
(market value - is the price a buyer is willing & able to pay)
Finally, one other thing I want to address is LOW BALL OFFERS. Not every house is over priced & not every deal has room for negotiating down. I will always run my own comps before writing an offer so that I can advise my buyers as best as possible & they can get the best deal. Over priced houses do exist, BUT coming in $30k, $40k, $50k + under asking price on every offer can be insulting to the sellers & the listing agent. As your realtor my job is to understand the market & advise on how to put together the best deals, but I won’t just tell you what you want to hear. 🤗🫶🏼
