I have 9 families who are looking in the Omaha area for a new home. Here’s what they’re looking for:

1. 4 bed, 2 bath ranch home (3 beds on main floor preferred) in Elkhorn, Gretna, or West Omaha - under $450K.

2. 3+ acres within 30 minutes of Omaha up to $800K.

3. 3+ bedroom home with 4-car garage space (a combo of detached and attached is fine.) Acreage anywhere between Plattsmouth and Eagle under $550k.

4. Home within the Millard school district with 3 beds, 2 baths - $250k - $300k.

5. A home located on 144th St. from I-80 to Blondo under $350k.

6. Omaha home with 3 beds, 2 baths - $200k - $250k.

Do you ever think, "that looks easy, I bet I could save a few bucks and do it myself"? Sometimes that strategy works out really well... other times, not so much. Giving yourself a haircut? If you're doing a simple trim, you could probably pull that off. But if you're changing your hairstyle entirely... that takes guts! (At least, in my opinion.)

Now there are some things that are just inherently not worth the risk of trying on your own.

Surgery, replacing your transmission, electrical work... etc. Personally, I'd hire professionals for any of these - and maybe you relate.

Believe me, I'm all for overcoming challenges and taking risks to do what needs to be done. Putting in the work and doing research to solve problems is super admirable.

But when time is limited, and you can't handle everything... it's best to focus on what YOU are great at and let others come in and help you out.

This is also true for handling the sale of your home.

Is your house covered in case of a fire? No, really, is it? You are probably thinking, duh, Jeff, yes, of course, it is. We have homeowners insurance.

Well, I gotta tell you, you might not have the coverage you think you do! I recently spoke to my own insurance agent and we spoke about homeowners not having enough insurance coverage on their homes because of the rising home values.

Let's say someone purchased a home here in Omaha for $250,000 about 5 years ago, well that home is now worth about $350,000. But they are only covered for $250,000. So, if something horrible were to happen and their house went up in flames, the insurance company would only cover the replacement cost of up to $250k. We all know that it costs a lot more for new construction than it did 5 years ago and that wouldn't be enough to replace the home they once had.

So, I would advise you to check in with your insurance agent and make sure you are covered appropriately as home values continue to rise!

Why did Sears stop selling homes in 1942?

These home kits were wildly popular in the early 1900s. When Sears released its ā€œSears Modern Homesā€ catalog line, it was complete with 40 ready-to-build homes. Eventually, it was expanded into over 400 different designs and layouts, with the option to add on plumbing and electrical for an additional cost. (For cities without municipal water systems, you could add on an outhouse for just $23!)

The prices ranged from around $650 to around $6,500 for the complete kit, which included pre-cut lumber. They advertised that you could build your own home in 90 days.

Most of the history of these homes was lost due to the destruction of sales records during the move to Sears Tower in the 1970s. However, it is estimated that they sold between 70,000 and 100,000 homes between 1908 and 1940. It is hard to say how many homes are still standing today. At least 5,000 of them have been identified, but most are still undiscovered. Experts believe around 70% of them are still standing.

The phrase ā€œthey sure don’t build them like they used toā€ is a direct reference to Sears homes. (Okay, that part might not be a fact, but it feels true.)

In 1911, Sears opened their own mortgage company in an effort to make the process streamlined for its customers. But this was likely their downfall.

The company faced a public relations disaster when the Great Depression hit. They ended up having to foreclose on many of their own customers’ homes. The final nail in the coffin was the lumber shortage in the early 1940s, due to the preparations for WW2.

They halted residential construction from fulfillment issues and had to refund deposits on homes that were made. They discontinued the catalog in 1940 and completely closed their sales offices in 1942.

How To Save Money By Not Hiring A Realtor And Selling ā€œFor Sale By Ownerā€ Instead

Many people think agents are lazy and get paid a lot of money without much work. Especially in this current seller’s market where homes are selling so QUICKLY.

So, in my professional opinion as a Realtor, here’s what I think every agent should be doing at the bare minimum.

Or, if you are absolutely, positively convinced that you do not want to hire a professional real estate agent like me to list your house… here’s what I recommend doing to sell your home for the highest price possible.

I'm going to share a "to-do" list of what I personally do to promote my listings here in Omaha. I can’t fit all of this into one post, so I'll post my advice below.

These are the days ā˜€ļø

Jess and I were able to chaperone Haliey’s field trip to the Omaha's Henry Doorly Zoo and Aquarium. This was a momentous occasion, it was her first BIG field trip, and she let us know bright and early that it was zoo day. Okay it wasn’t bright, it was 5:30 in the morning, but she couldn’t contain her excitement!

Most field trips you end up with a bunch of kids that you have to also watch over, that’s part of being a chaperone. This time there were enough parents in our group that we really got to make it all about Hailey, which made the zoo even more special this time around. Having a day to see the world through your child’s eyes really puts everything in perspective.
