Here’s how I’d approach it:
1️⃣ I would treat video like my first showing — because it is.
Buyers are deciding in seconds whether your home is worth seeing in person. If your listing doesn’t stop the scroll and create some kind of emotional connection, you’ve already lost a percentage of your buyers before they ever walk through the door.
2️⃣ I would prep the home with intention — not just clean it.
Decluttering, neutralizing, and light updates aren’t about making the home look “nice” — they’re about making it appeal to the widest pool of buyers possible. I’d remove anything distracting, tone down anything overly personal, and make sure every space feels clean, open, and easy to understand.
3️⃣ I would price for momentum, not negotiation.
This is where most sellers get it wrong. Pricing high to “leave room” often costs more than it gains. I would position the home to attract attention immediately, fall within key search ranges, and create urgency early — because the first week on market carries more weight than anything that happens after.
4️⃣ I would launch it like it matters — because it does.
The way a home hits the market sets the tone for everything that follows. I’d build anticipation, coordinate showings strategically, and make sure the first few days feel active — not quiet. Momentum creates leverage, and leverage creates stronger offers.
5️⃣ I would remove as much friction as possible for buyers.
The easier it is for someone to say yes, the more likely they will. Clear disclosures, flexible access, and a home that feels “move-in ready” all play into how confident a buyer feels when writing an offer.
