With a background in custom home building, general construction, roofing, concrete and as an Inspector for the railroad with UT level 2 NDT(non destructive testing), I have an eye for detail. This is why a thorough home inspection matters.

During a recent buyer’s inspection, we found multiple layers of shingles on the roof possibly 3+ layers. That’s a major finding because multiple layers can create concerns with roof performance, installation, weight, future repairs, and replacement costs.

In this case, identifying the condition of the roof helped our buyers avoid being blindsided by nearly $20,000 in potential repairs.

Here’s the part that really stands out, the sellers had only owned the property for about 2 years and had a previous inspection performed when they purchased it. The roofing condition was missed.

During this buyer inspection we drained the bathtub… and water started leaking through the ceiling below.

What looked like a small plumbing issue actually spread nearly 8 feet by 4 feet once we checked it with thermal imaging.
