The highlight reel is real. So is everything that doesn't make it onto the feed. 👀

Every closed deal, every set of keys, every "your offer was accepted" text has a story behind it that never gets posted.

The repair negotiations handled quietly so my buyers never had to stress. The call I made to the listing agent before we ever wrote the offer. The three things that almost derailed the closing — and the reason nobody heard about them until it was already handled. The time I told a client to walk away from a house they loved. They thanked me for it later.

This is the part of the job I can't photograph. But it's the part that actually matters.

I’ve never believed that putting a home on the MLS and waiting for the right buyer to find it is enough.
Your listing deserves more than a great set of photos and a “Just Listed” post.

When I’m marketing a home, I’m thinking about how we can get it in front of the person who wasn’t even planning to buy that day—but sees the home, stops scrolling, and thinks, “Wait… this could be it.”
That’s where social media can be incredibly powerful.

The MLS is important. Professional photography is important. But they’re pieces of the strategy—not the entire strategy.

One thing I tell every buyer before we start touring — drive the neighborhood first. 🏡

Not the listing. Not the kitchen. The neighborhood.

Walk to the coffee shop you'd actually use. Drive the route you'd take every morning. Find the Friday night dinner spot. Do it twice — once when it's quiet and once when it's not.

Because here's what years of doing this in Omaha has taught me:

Buyers fall in love with kitchens.
They fall out of love with neighborhoods.

The house is what you buy. The neighborhood is what you live for the next decade.

The house is on Zillow. The neighborhood isn't. 🖤
