What does an Omaha realtor actually do all day?

Apparently a lot of things that would get some serious side eye in any other career. 😂

Getting in cars with internet strangers. Having strong opinions about countertops I don’t own. Answering 9pm calls like that’s a completely normal Tuesday.

Photographing water heaters with full creative energy. Knowing someone’s entire financial picture before I know their middle name.

And occasionally talking someone out of a purchase I would have gotten paid for — because that’s actually what the job is.

At this point all of it feels completely normal. Which is either a great sign or a concerning one. 😄

Omaha fall do’s and don’ts — from someone who has made most of these mistakes personally. 🍂

The flannel goes on at 60 degrees. The Husker Saturday calendar is sacred. The Bellevue Berry pumpkin situation is real and the early bird wins. And if your Dundee neighbor’s 12-foot skeletons have been up since August — that’s not a problem, that’s a personality trait we respect around here.

This city in October is genuinely one of my favorite things. And if you’re thinking about making Omaha home — or making a move within it — this is just one of the reasons I love helping people do exactly that.

The ones that trip people up the most: thinking Zillow knows what their home is worth, and thinking their agent sets the price. Both feel logical. Neither is accurate.

The inspection one though — that’s the truth that actually changes how people navigate a deal once they understand it. An inspection report is information, not a verdict. What you do with it is the whole game.

Some real estate advice has been passed around so long that nobody stopped to ask if it still actually applies. 👀

Waiting until spring. Pricing high to leave room. Buying the worst house on the best street.

All of it sounds logical. And all of it can quietly cost you — in days on market, in missed buyers, in a renovation budget you didn't plan for.

Good advice isn't one-size-fits-all. It depends on your home, your neighborhood, your timeline, and what you're actually trying to accomplish.

Sometimes the smartest first move is the one that fits your life right now. A payment that doesn't keep you up at night. A location that actually makes sense. Enough of what matters that you can picture yourself there.

Your first home isn't the finish line. It's the starting point. It builds equity while you figure out what you really want. It teaches you things about yourself that no amount of Zillow scrolling ever will. And it puts you in a stronger position for whatever comes next.
