A price reduction can absolutely be the right move. It just shouldn’t be the ONLY idea. If showings suddenly slowed, did new competition hit the market? Are buyers coming through but not writing? Is there one issue showing up over and over in feedback? Are the photos getting people through the door? Those answers tell us a lot. Number five sounds obvious. You’d be surprised. Buyers stay longer and talk more freely when the seller isn’t home. The easier you make it for buyers to see the house, look around and picture themselves living there, the better. Selling isn’t about making your home perfect. That stack of folders might not look exciting, but it could become very important when it is time to sell or refinance your home. As the home appraisal process changes, homeowners should keep clear records of home improvements, renovations, repairs and permits. A new roof, windows, HVAC system, kitchen remodel or bathroom renovation may not add dollar-for-dollar value. Still, an appraiser needs good information to understand what has been updated and when. Keep invoices, receipts, permits, warranties, before-and-after photos and the dates work was completed. Your future self and your real estate agent will thank you.
