Don't do these 3 things before you buy your first home!

It’s easy to get caught up in the excitement, but a few common mistakes can actually hold you back from getting those keys.

1. Making big purchases before closing. I know you’re already furniture shopping, but hold off on buying that new couch or appliances on credit. It changes your debt-to-income ratio, which can mess with your loan approval right at the finish line.

2. Skipping the home inspection. It’s tempting to waive it to make an offer look stronger, but you need to know exactly what you’re buying. You don't want to find out about a major structural issue or plumbing disaster the day after you move in.

3. Focusing only on the "vibe" instead of the bones. Paint color and staging can be changed later. Focus on the big-ticket items—the roof, the foundation, the mechanicals—that are expensive to fix and hard to change.

Both of these guys closed today!

5106 Nicholas is everything you think of when someone talks about a house in Dundee. We worked with an out of town seller and helped them navigate the ins and outs of getting the house prepped for sale after their tenant moved out. This one went under contract in its opening weekend!

As for Locust, our client's tenants wanted to buy the house from them. We were able to facilitate the sale and get them from renting to owning!
