Depreciation (Your Biggest Tax Advantage)

* Spread cost over 27.5 years
* Annual Depreciation Formula:
Annual Depreciation = Property Value (excluding land) ÷ 27.5

Example:

* $250,000 ÷ 27.5 = $9,091 per year

⚠️ Depreciation Recapture When You Sell!

Passive Activity Loss (PAL) Rules

* Losses usually offset only passive income

$25,000 Exception

Deduct up to $25,000 if:

* ✔ Active participation
* ✔ Income less than $100,000
* ✔ Phase-out between $100,000–$150,000

❌ No deduction above $150,000

Real Estate Professional

Requirements:

* ✔ 750+ hours per year in real estate
* ✔ More than 50% of working time in real estate
