If you see this guy at or around your building this week, take a moment to give him a huge THANK YOU. This past week during our “bomb cyclone” weather event, he put in 93 hours straight responding to frozen and busted pipes in a once-in-a-100-year storm that swept the country. He sacrificed time over the holidays with his family (and sleep!) to serve our tenants--and--he did it in the worst conditions possible. His sacrifice and ability to creatively think outside the box during extreme conditions meant our tenants stayed warm and many disasters were mitigated and/or avoided. Thank you James for caring about our tenants, showing up in full force, and following through this week.

Sr. Maintenance Technician

Job Description: Our family-owned real estate company has a full-time, Sr. Maintenance Technician position available. We are looking for someone with drywall, plumbing, or HVAC experience to join our team. Our employees are important to us and growing personally and professionally is integral to providing high levels of employee satisfaction and great service to tenants. The Maintenance Technician is responsible for ensuring that the physical aspect of the apartment community meets company standards and applicable laws. The Sr. Maintenance Technician will diagnose problems and make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry wall, exterior structural and appliance.

Tasks

• On-Call Schedule: Ability to commit to a 24-hour on-call schedule established by the team supervisor and rotated with team members. While on duty, calls must be responded to by phone within 15 minutes and repair must begin within 30 minutes if emergency situation is determined.
• Winter Snow & Ice: Must be available during weather-related events such as snow and ice. Position requires snow removal, shoveling and salting.
• Vacancy & unit turn-overs: Ability to asses damages and make necessary repairs to vacant units ensuring that new tenants moving in have a fully-functioning and clean space. This involves things like trash removal, repairs, minor updates, and carpet cleaning.
• Outdoor Grounds: Responsible for maintaining and/or recommending enhancements for an overall good first impression of common areas and external curb-appeal. This includes things such as bush trimming, mowing, snow removal, landscaping, pool maintenance, picking up trash, sweeping sidewalks/driveways, watering & weeding landscape as well as cleaning offices, hallways, restrooms, lounge areas, stairways
• Supervisor Work Orders: Carry out work requested by supervisor such as repair of concrete, molding, masonry, roof, broken glass, tile, carpet, screens, garbage disposal, fixtures, fencing, installation of fire extinguishers and smoke detectors, painting interior/exterior,
• Tennant Work Orders: Perform work order/service requests within 24 hours of maintenance ticket submission and properly close-out request in system once work is complete. Work order examples include repairs on items such as appliances, fixtures, switches, filters, and leaks.
• Preventative Maintenance: Assist in inspection of properties. Perform 'tests', on all property equipment (to include electrical, plumbing and heating) and listen for unusual sounds from equipment, detect malfunction and discuss machine operation variation with supervisor or other maintenance workers to troubleshoot, diagnose problem or repair on machine.
• Teamwork: Be able to work as a team as well as independently. Help fellow teammates while being flexible in transferring to other local properties if required.
• Reporting: Accurately and honestly give account of any incidents to the property manager and maintenance supervisor for proper documentation, troubleshooting and resolution.
• Maintenance Shop Organization: Responsible for bringing tools to utilize on site for maintenance repairs. Also Responsible for daily clean-up of Maintenance Shop and notifying supervisor if something needs to be replaced/added/or fixed in the maintenance shop. Assist in maintenance of maintenance materials and supplies.

Job Description: Our family-owned real estate company has a full-time, Assistant Property Manager position available. We are looking for someone with excellent interpersonal and organizational skills. This position is responsible for tenant relations, managing and organizing office operations, reviewing leases and assisting with payroll, timekeeping, accounts receivable and accounts payable. Excellent knowledge of computers and various programs including Microsoft Word, Excel, Outlook, and the ability to learn the property management system (Appfolio) is required.

Overview & Tasks

Tenant Relations: Formulates procedures for retention of residential and commercial tenants. Responds proactively, professionally and promptly to tenant concerns and requests.
New Tenant Acquisition: Quickly, promptly, and accurately responds to new tenant inquiries and helps with special showings of units. Looks for ways to streamline process for new tenant move-ins.
Office Management: Manages, organizes, and evaluates office operations and procedures for efficiency. Updates procedures or devises new forms to improve efficiency of workflow.
Clerical: Establishes uniform correspondence procedures and style practices within property management and bookkeeping roles. Files bank statements, tenant memos, contracts, and receipts. May compile, store, and retrieve managerial data.
Lease review: Participates in reviewing applications and leases for completeness, accuracy, and timeliness.
Bookkeeping: Assists with accounts payable, accounts receivable, payroll preparation, and timekeeping functions. May prepare organizational budget and monthly financial reports.
General Experience:

Preferred experience in bookkeeping and/or property management.

Managing office operations and procedures
Word processing
