A little more inventory and a little less time on the market. That’s what stood out to me in Omaha’s latest numbers. 👀🏡

As of September 21, there are 2,278 active listings across Omaha, with 254 new homes recently hitting the market. August’s median price came in at $317,500, compared to $328,450 this time last year.

Homes are also moving faster than they were a year ago, with a median of 28 days on the market compared to 34 days in 2025.

Even with more homes available, Omaha was still considered a seller’s market in August. If you’re thinking about selling this fall, that’s a good reminder that buyers are still out there, but pricing your home right from the beginning matters.

This Highland Hills home was only a few years old and had so much to love. Four bedrooms, over 2,450 finished square feet, a fenced backyard, and plenty of room to make the unfinished basement whatever you want it to be.

We listed at $440,000 and closed at $445,000! 🥳

So happy I got to represent the sellers on this one and help them get it sold. Congrats to my sellers! Thank you so much for trusting me with your home. I’m so excited for what’s next for you.

Our first Vala’s trip of the season! 🎃🤍

We went last week, and this is one of those fall traditions the kids look forward to every year. Somehow Vala’s always makes it officially feel like fall around here, even when Nebraska weather hasn’t quite gotten the memo yet. 😂

Well, this was such a fun surprise!

I recently found out I was named one of Omaha’s Top 20 Real Estate Influencers, and I’m so grateful to be included alongside so many amazing people in our local real estate community.

I’ve been doing this for a long time, but getting to build a business in a city I love and work with people I genuinely enjoy never gets old.

West Omaha and Elkhorn are still two of the areas I get asked about the most, especially from buyers moving to Omaha. And heading into fall, that demand is still very much there.

For sellers, well maintained homes in sought after school districts are still getting strong offers. But pricing your home correctly and having really good photos matter more than ever. Buyers are comparing homes online long before they decide which ones are worth seeing in person.

For buyers, inventory in West Omaha can move quickly. Knowing which neighborhoods actually fit your budget and lifestyle before you start touring can save a lot of time and help you focus on the homes that make sense for you.

This Indian Pointe home is SOLD!

It had all the good stuff. Room for everyone, a basement built for hosting, a covered patio, a 4 car garage, and a neighborhood with a pool and clubhouse right there to enjoy.

I loved getting to be part of this sale, and I’m even happier to see my sellers moving forward with their plans.

That inspection report can look a little terrifying when you’re selling your first home.

You open it up and suddenly there are pages of notes, photos, and things that need “attention.” But here’s what I always remind my sellers: that’s completely normal. Even really well maintained homes have things come up.

I attend inspections for my sellers because I want to know exactly what came up. Then we can go through everything together and decide what actually makes sense. Maybe we fix something, maybe a credit makes more sense, or maybe it’s something we push back on.

You don’t have to say yes to everything just because it made the list.
