As we settle into fall, the Omaha housing market continues to show signs of change!

📈 Home prices are on the rise, with the median closed price up 2.8% compared to September 2025. Inventory has also increased compared to 2024, giving buyers more homes to explore, while homes are spending slightly less time on the market than last year.

For buyers, this means more opportunities to find the right fit. For sellers, rising home values and a market that continues to move present opportunities worth exploring.

“Did you always want to be a real estate agent?”

Actually no. Growing up I really wanted to be a marine biologist, I even adopted a whale in seventh grade. Her name was Olympia. 🐳 She had a beautiful tail. (They send you a picture of your adoptees tail with adoption paperwork).

Being quite landlocked in Nebraska, far from my oceanic whale friends, and after taking an aptitude test (in which I scored highly in logical reasoning and cognitive problem-solving 😱) , I decided to pursue a degree in Computer Science.

Then ... yada ... yada ... yada ... here I am starting my 25 year as your local residential real estate expert. 🏡🔑🤍💟

I have said for years that God cannot simply "open a door" for me, He has to bust open a window and shove me out of it - well I'm glad He did in this case as I know I am exactly where I am supposed to be.

Sometimes good things fall apart so better things can fall together.
Romans 8:28 "And we know in all things God works for the good of those who love Him, who have been called according to His purpose."

Omaha Metro Market Update | August 2026 📊

The Omaha market continues to show strong home values, with the median closed price reaching $345,000 — up 6.2% from August 2025. But what does that actually mean if you’re thinking about buying or selling?

🏡 For sellers:
Higher home values can mean more equity and stronger potential returns when you sell. However, with homes averaging 22 days on the market, pricing your home correctly and preparing it well are still important to attracting the right buyers and maximizing your sale.

🔑 For buyers:
There are 2,521 homes available, giving buyers more options than they may have had in a tighter market. At the same time, prices are continuing to rise, so waiting doesn't necessarily mean homes will become more affordable. Finding the right property and understanding your financing options can make a big difference.

📊 The takeaway:
The Omaha market isn't simply a "buyer's market" or a "seller's market." It's a market where strategy matters. Sellers need to position their homes competitively, while buyers need to be prepared to act when the right opportunity comes along.

What makes me different from other realtors?

Sometimes, it’s what happens before the sign ever goes in the yard. ✨

My seller had already moved out of town but trusted me to take the lead in getting this home ready for the market. So I got to work. The first step was ordering the pre-inspection so we would not have any unexpected surprises. I attended the inspection, reviewed the findings with the seller, got bids on the items we decided to address and coordinating repairs with my trusted contractors. And fortunately, the complimentary home warranty included with every one of my listings, saved the seller thousands of dollars on a necessary AC replacement. WOOHOO🎉

Next we addressed the aesthetics of the home, obtaining bids for some cosmetic updates and then reviewing ROI with my Seller and coming up with a plan. Instead of leaving my seller to coordinate everything from a distance, I handled the details: selecting new flooring and paint colors, orchestrating the updates, final clean, staging, professional photography and then we were ready for market!

The goal was simple: take the stress off my seller and turn the property into a home that buyers would be excited to see without breaking the bank❗️

By the time we were ready to go to market, my seller could feel confident knowing everything had been taken care of — without having to be there for every decision, appointment, or project. 🏡

And the result? This property sold within 24 hours of hitting the market. 🎉

From preparation to closing, my goal is always the same: make the process as seamless as possible for my clients with care and strategy. 💛
