My heart is absolutely broken. 💔

I met Jennifer Krason Ulrich many years ago, back when she was waxing for someone else here in Omaha. I liked her immediately. She had that kind of personality — funny, warm, genuine, and just so easy to talk to.

Over the years, I had the privilege of watching her build her own business and create a life she was incredibly proud of. Every time I saw her, we would catch up, laugh, and inevitably talk about her family. She always filled me in on what her kids were doing, and when she became a grandma, oh my goodness… she absolutely lit up talking about that little girl. You never had to wonder how much Jen loved her family. She was so damn proud of all of them.

She was also one tough woman. She faced more than her share, and somehow she continued to show up with that beautiful smile, her humor, and that unmistakable Jennifer spirit.

Fifty-one years is simply not enough.

Omaha lost a really special woman, and so many people lost someone they loved deeply. I am grateful that all those years ago, our paths crossed and that I got to know her.

Rest easy, beautiful friend. You made an impact on me, and you will absolutely be missed... So much more than I can put into words...

You truly deserve so much more.

Your house called. It wants a glow up! ANNNNND Apparently, mine did too.

All these years I thought my house was kind of blue-ish.
Nope. Not even close.

Turns out it is much more grey-ish once Austin with The Pressure Wash Guys, NE washed the Nebraska off of it.
If your siding, driveway, patio, deck, or concrete is looking a little…gross and icky - Austin is your guy.

Locally owned and operated and clearly capable of revealing your home’s actual color.

Go give The Pressure Wash Guys a follow and keep them in mind if your house could use a serious refresh.

OH MY GAWD… WHERE DID MONDAY FREAKING GO?!

Apparently I looked at September and thought, You know what this month needs? Absolutely no, zero, zip, nada margin for error. Starting on the 3rd and ending on the 13th.

Want to blow up your business plan? Try this little adventure: Birthday road trip to South Dakota with a friend- 1500 miles.

Come home after 5 days of driving hiking eating and shenanigans.

Get on a plane the next day at the CRACK of dawn, land at Midway and get picked up by my life long friend Charlene. She will drive us to Michigan 3 ihs hours. Spend some down time then Saturday we will to orchestrate, I will officiate my cousins Olivia's wedding. She is marrying Haiden he's a swell fella!

Finish said wedding at 10pm ish on Saturday- - Drive back to Chicago, thanks again Charlene Laney for being a ride or die friend!

Fly out in the early mooring hours on Sunday back to Omaha.

Arrive Eppley Airield, get in my car and head straight to a hotel because apparently REST IS FOR QUITTERS.

Why? Because there’s a Walima — a beautiful Islamic wedding reception — beginning at 4:00 PM, and there is a whole hell of a lot of room setup that has to happen before anyone walks through those doors.

Oh… and somewhere in there I’m supposed to sell some houses (picked up a seller and a buyer TODAY) , run a business, answer my phone, follow my business plan, work out and pretend I am a responsible adult.

YES THIS IS GOING TO BE A LONG READ

If you’ve ever looked at the payment on an Omaha Douglas or Sarpy County in particular house and thought:

“Wait. What the hell happened?”

There is a decent chance the answer was Nebraska property taxes.

And this week’s graphic pretty much nails real estate:

The seller sees a showstopper.
The buyer sees a nice house.
The appraiser sees comps.
The inspector sees 37 things to discuss.
And the tax assessor apparently sees Buckingham Palace.

I reaelly am not kidding.

So Why ARE Nebraska Property Taxes So High?
Here’s the easiest way to understand it:

Nebraska relies heavily on property taxes to pay for local government — especially public schools.

Nebraska itself does not levy a state property tax. In fact, the state has been prohibited from doing so since 1966. Your property-tax bill is created by the local taxing entities where the property sits.

That can include your:

School district • County • City • Community college • Natural resources district • Other local districts

And the big one?

Schools. I SAID WHAT I SAID

For generations, Nebraska has sold something valuable:

The Good Life.

A stable place to raise a family. Good schools. Good jobs. Communities where ordinary people could work hard, buy a home, build equity and create something to pass on to the next generation.

One of the most important pieces of that promise homeownership is becoming increasingly difficult to reach.

A recent Flatwater Free Press story, reprinted in the Omaha World-Herald, lays out just how dramatically the numbers have changed.

From 1970 to 2024, Nebraska's median household income, adjusted for inflation, increased approximately 40%. During that same period, the median home price more than doubled.

Between 2020 and 2024, household incomes in Nebraska barely moved while home prices jumped roughly 20%. According to the report, home prices grew 72 times faster than incomes during those four years.

That should concern every REALTOR®, builder, developer, employer and elected official in Nebraska, because this is not simply a housing problem. It is a homeownership problem.
