One of the biggest hurdles to homeownership is the down payment, but you don't have to save every penny solo. Lenders do allow you to use gifted funds, but they want to see a clear paper trail!

The main rules of gift funds:✅ It must be a GIFT: This is the big one. There can be no expectation of repayment. If it’s a loan, it counts toward your debt-to-income ratio and could disqualify you.✅ The "Gift Letter": Your lender will provide a template. The donor must sign it, stating the amount and confirming that no repayment is expected.✅ Accepted Sources: Usually, this comes from family members. Some loan types (like FHA) also allow gifts from close friends or employers, but always check with your lender first!✅

The Paper Trail: Lenders want to see the money move. Be prepared to show bank statements from the donor and the deposit slip into your account.

Gifted funds are a game-changer, but documentation is king. 👑

"Can I actually trust that online estimate of my home's value?" 📱💻

They can be a great "ballpark" starting point for tracking neighborhood trends, but before you bet your equity on an algorithm, here is why you should take those digits with a grain of salt.

🤖 Why the Algorithm Might Be Off:

The "Invisible" Upgrades: Did you just drop $50k on a dream kitchen? The computer doesn't know. It sees your square footage, not your high-end finishes or new roof.

The "Uniqueness" Penalty: If your home has a custom layout or a killer view (like a golf course or lakefront lot), the algorithm often misses the mark because it's only looking for "averages."

The "Condition" Gap: A computer can't smell if the previous owner was a smoker or see that the basement stays bone-dry during a storm. It simply assumes your home is in "average" condition for its age.

Market Lag: In a fast-moving market, online estimates can lag by 3 to 6 months. They rely on old data, while the real market is moving now.

Use the online tools as a temperature check, but don't use them to set your listing price!

If you’re thinking about selling, refinancing, or just want the real truth about your home’s value, you need a Comparative Market Analysis (CMA). I look at the "intangibles"—the stuff a computer simply can't see.

“The housing market remains sharply divided between homeowners with equity and first-time buyers trying to break in—many of whom are younger millennials,” says Jessica Lautz, NAR’s deputy chief economist. “For many younger households, affordability challenges and limited inventory are still making homeownership difficult to achieve.”

The breakdown of home buyers, according to NAR’s 2026 Home Buyers and Sellers Generational Trends report:

Baby boomers (1946–1964; ages 61 to 79): 42% (unchanged from last year)
Millennials (1980–1998; ages 27 to 45): 26% (down from 29% last year)
Gen X (1965–1979; ages 46 to 60): 25% (up from 24% in 2025)
Gen Z (1999–2011; ages 18 to 26): 4% (up from 3% last year)
Silent Generation (1925–1945; ages 80 to 100): 4% (unchanged from last year)

Regardless of age, most buyers start their house hunt online, but they cite real estate agents as their most-used information source. Younger buyers usually seek help in understanding the purchase process, whereas older buyers tend to most appreciate agents who point out unnoticed features and faults with a property.

Overall, among all age groups, home buyers and sellers value real estate agents’ negotiation skills, list of service providers and help in improving the buyer’s knowledge of search areas for homes.

Both of these guys closed today!

5106 Nicholas is everything you think of when someone talks about a house in Dundee. We worked with an out of town seller and helped them navigate the ins and outs of getting the house prepped for sale after their tenant moved out. This one went under contract in its opening weekend!

As for Locust, our client's tenants wanted to buy the house from them. We were able to facilitate the sale and get them from renting to owning!
