The inspection report just came in… now what?

This is the part where a lot of buyers start to feel a little unsure. What can you ask the seller to fix, and what’s better left alone?

Here’s the quick breakdown:
You can absolutely negotiate things like major repairs, safety issues, or anything that’s clearly not up to code. Roof leaks, electrical concerns, plumbing problems, that kind of stuff is fair game.

But cosmetic things like paint color, creaky floors, or that dated tile? Probably not worth the battle (or the delay).

The key is knowing where you can push, and where it’s smarter to let go and move forward. That’s where having the right agent in your corner makes all the difference.

Selling a home is emotional. Selling a home during a divorce? That’s a whole different kind of stress and I don’t say that lightly.

I’ve worked with clients in this exact situation, and I can tell you, having the right agent on your side makes a huge difference. Omaha has so much going on this and honestly, it’s making me want to be everywhere at once.

ā–«ļøFireworks at the RiverFront on the 4th with the Omaha Symphony? Yes.
ā–«ļøPride Parade on the 12th? Always a good time and so much heart.
ā–«ļøLate Nights at the Zoo on the 18th?such a cool way to switch things up.
ā–«ļøAnd the Crossroads Music Fest? It’s hitting a bunch of spots around town from the 20th through early August, definitely planning on catching a show or two.

If you’re staying close to home this month, there’s no excuse to be bored. So much happening, and a great excuse to get out and enjoy the city.

That first week your home hits the market? It’s everything. It sets the tone, brings in the most eyes, and can totally shape how the whole process goes.

Here’s what I make sure we get right from the very start:

1ļø. Strong first impression That means great photos, a clean and inviting space, and a listing that tells the story of the home, not just the stats.

2. Plenty of eyeballs You want solid marketing and pricing that pulls in serious buyers early. The more traffic in week one, the better your chances of strong offers.

3. A strategy, not just a listing Throwing a house on the market and hoping it sells? Not how I roll. I’m always looking at timing, pricing trends, and how to position your home to stand out.

One design trend I’m loving for 2025 is switching things up with the seasons like adding a bold, dark floral pillow in the summer and swapping it for cozy sage green or soft creams in the winter.

It’s such an easy way to keep your space feeling fresh without a full makeover. Just a little seasonal shift that makes your home feel extra lived-in and loved.
