Tips 4 Wednesday with Simone Mason: Reflections & Learned Lessons.

This month Simone is sharing the lessons she has watched Buyers learn the hard way. The kind of stuff that doesn't show up on a checklist but can stall a project.

Due diligence is the difference between an application that thrives and a project that stalls.

This is what investing in our Buyers and Applicants looks like!

In May, we hosted another OMLB Developer’s Fireside Chat, a quarterly meetup designed exclusively for our engaged applicants, current buyers, and past buyers.

Over Detroit‑style pizza, our partners shared real‑world tools and insights:
- Blue Stem Capital Partners on the new Community Improvement District Act
- Spark CDI on development‑focused legislation
- MX Development Group on capital stacks & proformas
- OMLB on upcoming Large Site Development opportunities

If you’re an Applicant or Buyer and didn’t get the invite, update your contact info so you’re in the loop for the next one.

Omaha residents, your voice matters in shaping the future of our neighborhoods. OMLB Executive Director Leslie Smith has an important message regarding recent updates to our board meetings and public comment processes. We are dedicated to maintaining clear communication and creating accessible opportunities for your input.

We currently have openings on the Land Bank board for voting members. We are especially encouraging residents of the North Omaha community to apply and help guide our redevelopment efforts. The Mayor appoints these positions with approval from the City Council. We want you to be a part of this important work.

Submit your board member application here:https://mayors-office.cityofomaha.org/wp-content/uploads/2025/10/Boards-and-Commissions-application-and-oath-version-4-1.pdf

Congratulations to our 2025-2026 Ambassador Cohort!

We celebrated graduation last week and we are still feeling the energy in the office. This group spent 9 months learning how the Land Bank works, sitting in on real conversations, walking lots and asking the kind of questions that move the work forward.

Now they join our growing alumni network, carrying that knowledge back to their blocks.

Applications for the 2026-2027 Ambassador Cohort are open right now. If you have ever wondered how to plug into Omaha's development conversation in a meaningful way, this is one of the clearest doors in. No development background required.

A time was had!

Huge thanks to everyone who jumped on the R2U bus tour and joined us at the reception. Five stops across the metro, a handful of developers walking us through their projects in their own words and a room full of people who actually move this work forward.

Shoutout to our speakers: Jake Hoppe (Hoppe Development) at Chambers Court, Jendayi Frazer (50 Ventures) at 28th and Pratt, William Lukash (Brinshore Development, LLC) at MLK Square and Cornerstone at Southside, and Jay Donaldson (Property Don's) at 3215 Charles. Y'all kept it real and we appreciate it.

Hosted with our friends at Spark CDI and Front Porch Investmentss. Until next year.

A major development opportunity is open for applications!

Applications for the Hope Village Land Assembly open Tuesday, June 9th, 2026. This is a 65-lot package totaling more than 9 acres in the Malcolm X neighborhood, sitting right next to Adams Park and King Science Elementary School at North 36th Avenue and Bedford Avenue.

Current R4 zoning supports single family and single family attached residential. Per the 2025 City Planning pre-application letter, the site also opens the door to rezoning to R5 with townhome, duplex or multi-family residential as acceptable uses.

Asking price: $288,000.

This is one of the largest assemblies we've ever brought to market. If you've been waiting for the right opportunity, this might be it!
