More supply, soft pendings, and rates that only eased a little. That’s a market where price reduction conversations are going to come up more often.

Listing agents: if you’re recommending a price adjustment, make it meaningful. Use the data, look at how many new buyers it actually puts the home in front of, and make the move count instead of reducing just to say you did.

Buyer agents: negotiate. Ask for the price, the closing costs, the rate buy-down. Keep the conversation alive.
