Remember during Covid when there would be zero houses for sale and then one house would pop up and then it would sell immediately and then there would be no houses for sale again. It’s the opposite right now. Homes continue to come for sale, but they don’t go under contract. Of 24 listings between $250,000 and $280,000, only two have gone under contract and the other 22 sellers wait for a buyer. There’s a lot less buyers right now and they are a lot less motivated to make a decision.

A real estate story with a lesson.

Disclaimer: It has been very difficult pricing properties correctly this summer. I've been wrong more often than right the last few months. Buyers are not behaving with the same enthusiasm as earlier this year so comparable sales from early 2026 can be misleading. So no judgment to the Realtor in this story for pricing opinion. That's not the lesson.

I sold this house and it closed last week. We listed at $215,000 and it sold at $215,000. I'm glad they hired me and so were they. Prior to meeting together they had interviewed another Realtor they met at a nearby open house. They figured a Realtor working in the neighborhood could be a good fit to sell their house. These sellers asked lots of good questions about experience, sales, recent track record, etc and most of the Realtors answers revolved around the team she was a part of. As a very new Realtor, she had little experience so she leaned into the team's collective performance. Can't blame her for that. You do your best to promote the strengths you have. And though she would have the background support of the team, she would be the guiding voice in most moments and the sellers didn't feel confident about that.

This Realtor conducted a market analysis and told them their house would sell for $145,000. The sellers objected thinking it was worth more than that. It's easy enough to look at other sales nearby and make loose comparisons so most sellers have some idea of value. When they objected, she raised her opinion to $147,000.

When I showed them evidence supported $215,000 they were completely stunned. And very thankful they sought the guidance of an additional Realtor.

Lesson: if you don't feel confident or comfortable with what you're hearing from a Realtor, seek counsel from another Realtor before making a huge decision. It can be quite costly not to be working the best Realtor you can find.
