In the past month I had a family reach out about their elderly mother’s house payment jumping up almost $1000 a month. I was able to help get it rectified by making a few phone calls for them. The homeowners insurance company increased their annual policy by $2k per year so the bank was charging a monthly shortage on their escrow account in addition to their standard payment. With a little research we were able to get a new insurance policy and cancel the previous which stopped the shortage payments and kept her covered as before. You should ALWAYS check your insurance coverage and costs annually.

Today I received a message from a past buyer that was being charged $8k from Burton to fix a valve at the street after replacing their water heater. That work was completely UNNECESSARY! They instilled fear in saying they needed a gas shutoff valve to their house which is already located at the meter! Then it was told to the buyer that it was the water stop box that was bent at the street not the gas. It also sounds like they are trying to add other unnecessary things so I have a call out to a trusted plumber to verify, prior to any work being completed. Burton is known for ripping people off and is a big reason why I got into real estate. They ripped me off when I had an infant and was oblivious.

This was fun to figure out. I feel like I should share more of the issues with homeownership or in this case renting as well. We bought our home 13 years ago and it has forced us to learn so much. This surge protector had 6 things plugged into it. All relatively low voltage on a 20amp breaker. Surge protectors are great especially in homes that are not grounded but make sure if you are using them they are newer and functioning properly. This one was manufactured in ‘99

This house is so cute! The sellers updated so many things in the almost three years they have owned the home. The kitchen went from 60’s built in oven and stove to an open and bright space with so much room to cook and entertain. The oak floors were refinished throughout. The main bathroom has a brand new shower with a curved glass sliding door and ceramic/glass tile. New flooring in the basement bedroom, bath and walk-in closet. They would have kept this home for years but were relocated for work. Set up a showing today!
