🏡 The under-$350K market is where we’re seeing one of the biggest shifts in Omaha right now.

Overall, 775 homes sold in the last month, down 12% from last year. But when we dug a little deeper, we found that a large portion of that decline is happening below $350,000.

📉 444 homes under $350K sold in the last 30 days
🏠 During the same period last year, 564 sold

Higher interest rates are making affordability tougher for buyers in this price range, but there is another side to that story. Buyers have more homes to choose from and may have more room to ask for things like inspections and seller-paid closing costs.

For sellers, it means preparation really matters. Pricing, condition, cleanliness, and getting ahead of potential inspection issues can make a big difference when buyers have more choices.

There are still ways to win in this market. They just look a little different than they did a few years ago. 🏡

🏡 Stay in the Know with the Nuns: Omaha Real Estate Market Update 🏡

Happy Wednesday! We’re back with another market update, and there is a lot going on in the Omaha real estate market right now.

📊 Market Snapshot:

🏠 Active Homes for Sale: 1,461
📝 Homes Currently Pending: 875
📉 Homes Sold in the Last Month: 775 (down 12% from last year)
💰 Average Sale Price: Up 7% from last year
⏳ Average Days on Market: 16 (compared to 15 last year)

One of the biggest things we noticed when digging into the numbers is where those missing sales are coming from. In the last 30 days, 444 homes sold under $350,000 compared to 564 during the same period last year. That price range is feeling the effects of higher interest rates more than other parts of the market.

The good news for buyers in that range is that there are a lot of homes to choose from right now, and sellers are becoming more open to things like closing cost assistance, inspections, and contingent offers. On the seller side, preparation matters more than ever. Pricing correctly, getting a pre-inspection, making repairs, and having your home clean and ready to compete can make a big difference. 🏡

We’re also talking about competition from new construction, especially in areas where builders are offering significantly lower interest rates, plus some interesting things happening at the opposite end of the market. Twenty-one homes over $1 million closed in the last 30 days, and six of those actually sold over asking price. 👀

For a lot of first time buyers, the biggest hurdle is not always the monthly payment. Sometimes it is the cash needed upfront to actually get to closing.

That is why we are trying something a little different at 8346 Parker Court.

Rather than only looking at another price adjustment, the seller is offering up to $7,500 toward buyer closing costs with an acceptable offer received by 9/21.

At this price point, a small price reduction may only change a buyer’s monthly payment by $30-$35. But a seller credit can help with the money needed for closing costs, prepaids, or potentially a rate buydown.

This home is listed at $189,900 in Westside/District 66 and has had several big-ticket items already addressed, including roof/gutters, electrical updates, sewer jetting, and foundation/waterproofing/stabilization work with warranty info available.
