Sure, the beautiful kitchen is nice—but give me a covered patio for summer BBQs, a mudroom that can handle wet swimsuits and sports gear, and a backyard that actually gets used.

As a sports mom, I know the best homes aren't just pretty—they make everyday life easier. They're the places where memories are made, kids run through sprinklers, friends gather around the grill, and everyone ends the day a little sunburned and a lot happy.

I hate to be the one to break it to you... but yes, the Omaha market is still competitive this summer. 😅🏡☀️

Here's why:

📈 Home prices are still climbing. Omaha home values are up about 1.3% year-over-year, with the average home value sitting around $297,000.

🏡 Homes are still moving quickly. Well-priced homes are going under contract in as little as 10-22 days, depending on the area and price point.

👀 More buyers are entering the market. Lower mortgage rates compared to recent highs and increased buyer confidence have brought more house hunters off the sidelines.

📊 Inventory has improved, but not enough to completely shift the balance. Active inventory is up about 9% from last year, giving buyers more options, but demand is still strong enough to keep many neighborhoods competitive.

The good news? Competitive doesn't mean impossible.

It means having a strategy. Getting pre-approved. Knowing your numbers. Moving quickly when the right house hits the market. And having a realtor who knows how to help you compete without making emotional (or expensive) decisions.

Between practices, tournaments, games, team dinners, and somehow remembering where everyone is supposed to be, finding time to look at homes can feel impossible.
