My closing this week touched a little differently than any other closing.

24 years ago, I had just become a father and was trying to navigate the changes in my life. It was at this time that Tracy and I decided for me to stay home, and I started my career in real estate while being “Mr. MOM”.

This week I got to watch the one that has been on this journey with me from day one purchase her first home.

The last 48 hours has been busy, but nothing in my business will change. Yes REMAX has been sold at the corporate level but this has no impact on my office or our services at this time. If anything it may enhance them in the future.

Did you know that the average age of the first time home buyer in the US in 2025 was 40!!!!! This is not acceptable.

Nebraska lawmakers are stepping up and trying to help first time home buyers with a First Time Home Buyer savings account that has tax advantages much the like the college 529 plan for your first home.

Now you get rewarded for planning and saving for your first home.

If passed, LB803 would create Nebraska First Time Homebuyer Savings Accounts, making it easier to save for a down payment.

Where have you always wanted to live?

Many talk about leaving Nebraska due to the high taxes. I heard an interesting interview that mentioned most people don’t factor in other costs. I found this cool estimator by Forbes. I am not sure how accurate it is but it’s 62% more expensive to live in Manhattan NY than Omaha. Others run to Florida for no state income tax. It’s still 8% higher. I am not sure this calculator is accurate or up to date but it is interesting to play with.

The Omaha housing market continued to build positive momentum in February 2026 compared to February 2025. New listings increased 4.5%, while pending sales jumped an impressive 11.3%, showing strong buyer activity heading into the spring season.

A total of 725 homes closed, with properties averaging 40 days on market—typical for this time of year as the market ramps up.

Prices remained steady, with a median sale price of $320,000 and an average of $369,494, while sellers received a strong 98.7% of their list price.
