🚨 That number you see online is an estimate built by an algorithm. It has never stepped inside your house.

It doesn't know you replaced the roof two years ago. It doesn't know the basement is finished, the kitchen was redone, or that your lot backs to the trees while the "comparable" it used sits on the main road. It's doing math on public records, and public records don't know your house.

Sometimes it lands close. Sometimes it's off by tens of thousands, in either direction. And I've watched that wrong number quietly make decisions for people: homeowners who waited a year to move because they thought they didn't have the equity, when they actually did.

➡️ Here's what I offer instead. I walk your home, pull the sales that actually compare to it, and tell you the real number and the reasons behind it. What buyers here are paying premiums for right now, and what your specific home has that the estimate can't see.
