For youngsters who don't understand this. Back before your telephone had a 10-digit number starting with a 3-digit area code, your call would go to an operator and they would connect you to the correct area's exchange line, where they would direct your call to the number you wanted.

This panel is likely 70+ years old based on when this electrician put it in, and when area codes were rolled out here.

Your trees shouldn't be in contact with your service entrance lines, because it can cause the wires to come into contact and ground out the line. It can cause damage to your home electrical system and is a safety hazard.

Keep your trees trimmed!

If you're thinking about double tapping the service entrance cables to run a plug a few rooms away. Don't do that.

Attic ventilation isn’t “more is better.” A common guideline is 1 sq. ft. of net free ventilation for every 300 sq. ft. of attic space (1:300), or 1:150 in some applications—ideally balanced between intake and exhaust.

Proper ventilation is about balance, not quantity.

I don't like bats, and I don't love finding them in houses either. Shout-out to the pest folks who happened to be on site for a termite inspection when I found this little homie and made sure he got out safe.

One year ago today I started CTM Property Inspections in my kid's room on top of a folding card table. It's been one of the best things I've ever done.

I've been in hot houses, cold houses, new houses, old houses, chased a dozen certifications and over 200 hours of continuing education.

I've gained state licensing as a Home Inspector and Radon Measurement Professional.

I went to over 200 open houses to network and engage with local realtors, presented a dozen or so lunch and learns/local classes for homeowners and real estate professionals

And if I had to do it all over again I would in a heartbeat.

I got a last minute call from a realtor yesterday asking if I could squeeze in an inspection today. I said as long as it was a reasonably sized house I could probably knock it out this morning.

Fast forward to this morning, turns out I go to the gym with the owner of the home.

It's a small world after all folks!
