Attic ventilation isn’t “more is better.” A common guideline is 1 sq. ft. of net free ventilation for every 300 sq. ft. of attic space (1:300), or 1:150 in some applications—ideally balanced between intake and exhaust.

Proper ventilation is about balance, not quantity.

One year ago today I started CTM Property Inspections in my kid's room on top of a folding card table. It's been one of the best things I've ever done.

I've been in hot houses, cold houses, new houses, old houses, chased a dozen certifications and over 200 hours of continuing education.

I've gained state licensing as a Home Inspector and Radon Measurement Professional.

I went to over 200 open houses to network and engage with local realtors, presented a dozen or so lunch and learns/local classes for homeowners and real estate professionals

And if I had to do it all over again I would in a heartbeat.

Thanks for supporting us as we continue for many years to come!

I got a last minute call from a realtor yesterday asking if I could squeeze in an inspection today. I said as long as it was a reasonably sized house I could probably knock it out this morning.

Fast forward to this morning, turns out I go to the gym with the owner of the home.

Getting a sewer scope, particularly on a home that's 20+ years old, is almost always the cheapest insurance policy you can buy. This root intrusion is completely blocking the pipe, can't push past it.

The line will have to get hydrojetted so we can evaluate the condition of the pipe without the roots, but ultimately this could have easily turned into an expensive new homeowner problem as solids started to back up in the line.

I love being a bilingual home inspector. I get to meet new people and learn more about where they're from! If you need an inspection for a Spanish speaking client, I'd love to cut out the middle man translator.
