The Omaha market is settling into its fall rhythm — steady activity, slightly more inventory, and more realistic pricing from sellers.
Key Numbers:
Median home price: $286,000 (up 2% year-over-year)
Average days on market: 33
Inventory: up 10% from September
Price reductions: trending upward as sellers adjust
Investor activity: strong in mid-range single-family and small multifamily properties.

What it means:
