Congratulations to Hailey!!! She just bought her very first house all on her own!! This was only the second house we toured and we were up against multiple offers but she decided to put an offer in. She didn’t get the accepted offer and was really bummed because she thought this was the house for her. So we kept looking the following week but nothing came to market that piqued her interest enough to tour. Then something happened that doesn’t happen all too often…the first buyer with the accepted offer got cold feet! So we quickly resubmitted a secondary offer and were told another party did as well. So here we go again, round two of a multiple offer situation on the same house! Well, it was meant to be because Hailey got an accepted offer and moved into primary position! And today we successfully closed on her house! Congrats again Hailey! Your perseverance, positivity, and hard work paid off!

And the translation you've been looking for...

1. "Best and final offers by noon"
Multiple offers are in, this is your one shot to submit your strongest number. No second round.

2. "It's a seller's market"
More buyers than homes for sale. Sellers hold the leverage, expect competition and offers over asking"

3. "The appraisal came in low
The bank valued the home below the sale price, buyer and seller now negotiate or split the gap.

4. "We added an escalation clause"
An automatic "beat any offer by $X. up to a cap" built into your bid, no guessing, no resubmitting.

5. "We have a 15-day inspection period"
Your window after acceptance to inspect the home and negotiate repairs, credits or walk away.

You shouldn't need a real estate degree to buy a house. That's my job, not yours. Save this for later, and drop any phrase you've heard that confused you in the comments.
