And folks… it’s the same story we’ve been talking about for the last several weeks.

Homes ARE selling. Buyers ARE buying. But look at those price changes: 34 this year compared with 14 during the same timeframe last year.

That’s why you keep hearing me talk about chasing the market.

When your REALTOR® is talking to you about pricing, ask questions. Look at the data. Pricing correctly from the beginning matters especially when buyers have more than 1,000 active listings to choose from.

BUYERS WAITING FOR THE “PERFECT” TIME… 💀

As a REALTOR®, I absolutely can tell you to wait.

If your finances aren’t ready — wait.
If buying would stretch you too thin — wait.
If the right house hasn’t come along — wait.

But if you’re financially ready and the only thing stopping you is waiting for the “perfect” interest rate… what exactly are you waiting for?

Rates change. Prices change. Markets change. And when rates do come down, you may find yourself competing with all the other buyers who were waiting right alongside you.

You can refinance a mortgage if the opportunity makes sense later.
You can’t go back and buy the house you loved after somebody else bought it.

I’m a big believer that things happen for a reason and often happen exactly when they’re supposed to. Buying a home isn’t about perfectly timing the market. It’s about whether the timing makes sense for YOU.

So yes, sometimes my advice really is: wait.

But sometimes I’m going to look at you and ask…
