New Metrics Highlight Opportunities for California Homeownership Growth
When you look at California’s homeownership rate through a new lens—counting individual adults, not just households—the number drops to 41% for 2025. That’s more than 10 points below the national average, and it’s a shift we’re seeing echoed in places like Texas and Florida, too. High living costs are making it harder for many to put down roots, and these numbers reflect the real challenges buyers face today.

As someone who believes in guiding clients with clarity and care, I know how important it is to understand these trends. My approach is always about making sure you feel informed and supported, so whether you’re weighing your options or just want to talk through the details, I’m here to help you navigate each step—because the more you know, the more confident your decisions will be.

Should You Rent or Buy a Home in California in 2026?
Deciding whether to rent or buy a home in California in 2026 is a big choice—one that depends on your unique situation. In the major metro areas, renting often makes more financial sense, with high ownership costs making it tough for many buyers. On the other hand, the Central Valley still offers more affordable paths to homeownership. If you’re planning to stay long-term and have savings to work with, buying can be a rewarding step. Renting might be the better fit for those planning a shorter stay or navigating uncertain finances, especially with rents on the rise and mortgage rates hovering around 6%.

My approach is always about guiding you through these decisions with clarity and care, making sure you’re informed and comfortable every step of the way. At the Ward & Thomas Group, Edward Ward and I are here to answer your questions, explain your options, and make sure you never feel lost in the process. Whether you’re considering renting or taking the leap into ownership, you deserve to feel confident in your next step.

Southern California Renters Enjoy Free Months and More Leverage
Navigating the Southern California rental landscape right now is all about having the right information and support. With rents falling or holding steady in 32 out of 41 cities—and landlords offering concessions like free months—tenants are finding themselves in a stronger position. One-bedroom rents have dipped 2% to $2,200, while two-bedrooms are down 0.5% to $3,000. This shift is largely due to a rise in available inventory, giving renters more options and a bit of welcome leverage. As someone who believes in clear communication and guiding my clients through every step, I see these trends as an opportunity for renters to make thoughtful, informed choices. My goal is always to ensure you feel supported and confident, whether you're searching for your next home or weighing your options in a changing market.

California's Down Payment Wait: 14.7 Years | Smart Moves Start Here
When I talk with first-time buyers about saving for a down payment in California, I know it can feel like an enormous task. Right now, it takes the typical household about 14.7 years to save up 20% for a home priced at $776,200, based on a median income of $105,600. For someone earning minimum wage, that timeline stretches to an incredible 44.2 years.

California’s geography adds to this challenge, with the Pacific limiting expansion to the west and mountains or protected land crowding most homes into pricey coastal corridors. Long-standing tax rules incentivize owners to stay put, while the state’s strong job growth—especially in tech and health care—continues to draw more people in need of housing.

What does this mean for you as a buyer? Unless wage growth outpaces home prices for a sustained period, the savings timeline is unlikely to improve soon. That’s why I believe in careful long-term planning and making sure you understand all your options each step of the way. With the right information and guidance, even big obstacles feel more manageable—and you don’t have to navigate them alone.

Will first-time homebuyers save California's homeownership rate?
Navigating California’s path to homeownership can feel especially daunting for first-time buyers aged 25–34. With high student debt, rising mortgage rates, and expensive homes, it’s no wonder the state’s homeownership rate has dipped to 54.3%. Delays from employment hurdles and zoning restrictions often push ownership into the 30–45 age range, and meaningful growth isn’t expected until after 2030.

In my experience, understanding these challenges is the first step toward building confidence and finding solutions that work for you. At Ward & Thomas Group, we believe clarity and honest communication empower our clients to move forward—even when the landscape feels uncertain. My goal is to guide you through every step, so you never feel overwhelmed and always know what to expect as you consider your own path to homeownership.

Is California one of the best states to call home?
When people ask if California is truly one of the best states to call home, the answer depends on what matters most to you. According to recent rankings, California stands at 31st overall—last in affordability, 38th in safety, but notably 2nd in quality of life and 15th in the economy. Idaho and New Jersey topped the list, while New Mexico ranked lowest.

In my experience helping clients navigate California’s unique real estate landscape, I find that understanding these rankings can help set realistic expectations and guide your decisions. Quality of life means different things to different people, and while affordability is a challenge here, many still find that the lifestyle and opportunities make California a worthwhile place to settle down. My role is to provide clarity and support so you can weigh these factors thoughtfully, ensuring you’re confident at every step of your journey.
